LANDLORDS : You must give this Information Sheet by 31 May 2026, or you could be fined up to £7,000.

The Information Sheet is a document produced by the government for tenants. It explains how their tenancy may be affected by the changes introduced by the Renters’ Rights Act 2025.

If you are a landlord and have a letting agent who manages the property on your behalf, then the agent must provide the Information Sheet to the tenant, even if you have also provided it.

You must give this Information Sheet if the tenancy:

is an assured or assured shorthold tenancy
was created before 1 May 2026
has a wholly or partly written record of terms (including a written tenancy agreement)

Making Tax Digital for Income Tax is a new way for sole traders and landlords to report their income and expenses to HMRC. 

FROM 6 April 2026, sole traders and landlords must use it if their annual income from self-employment and property is over £50,000. 

You, or your agent if you have one, will need to use software that works with Making Tax Digital for Income Tax to: 

create, store and correct digital records of your self-employment and property income and expenses  
send your quarterly updates to HMRC  
submit your tax return and pay tax due by 31 January the following year

Arvi’s Top Tip : IT STINKS ; get the gas and electrics tested before you commit to exchange when buyin a property for your safety and protection.

If any defects are found this gives you an opportunity to get them remedied and negotiate with the seller before you move in.
