More home buyers will be able to borrow up to six times their income to purchase a property under changes made by Nationwide.
The UK's biggest building society will expand its lending from first-time buyers to both new and existing customers moving home or remortgaging, up to 95% LTV.
To qualify, new customers will need a minimum annual income of £75,000 for sole applicants, or £100,000 for joint applications.
This means a person earning £75,000 a year would be able to borrow up to £450,000, up from £412,500.

Bank of England cuts interest rate to lowest level in nearly three years
The Bank of England has cut the base rate to 3.75%, taking it below 4% for the first time since January 2023.
Many economists and experts had been expecting rates to fall after they were held at 4% last month.

The Treasury is considering plans to introduce a property tax to replace stamp duty, according to reports.
Officials are looking at a potential national property tax on the sale of properties worth more than £500,000 instead of stamp duty on owner-occupied homes, according to The Guardian.
No final decision has been made, but it is thought the move could lead to the introduction of a local property tax to replace council tax and help repair local authority finances.
At present, buyers pay stamp duty if they buy property worth more than £125,000

When the Leasehold and Freehold Reform Act 2024 came into effect it promised big changes, and to great extent that is what we have seen and will see.

With Freehold rent charges there have been big changes which will help speed up the process and remove a lot of the delays with requirements for deeds of variation no longer being needed.


Under section 113 of the 2024 Act, the rentcharge owner cannot exercise their enforcement under section 121 of the Law of Property Act 1925 unless the rentcharge owner has served the homeowner with a 30 days’ notice demanding payment of the arrears and such notice complies with the requirements set out in the provision. For instance, the demand for payment must set out the following details:



the name of the rent owner;
the address of the rent owner;
the amount of the rentcharge arrears;
how that amount has been calculated; and
details of how to pay that amount.


Moreover, the rentcharge owner no longer has any of remedies for recovering and compelling payment of unpaid rentcharge on and after 27 November 2023. The rights to take possession / to grant a lease have been removed.



Nonetheless, the above changes only apply to “regulated” rentcharges which could not be created in accordance with section 2 of the Rentcharges Act 1977 i.e. historic rentcharges. The changes do not extend to estate rentcharges. The homeowner subject to estate rentcharge and the mortgage lender still have to deal with draconian rights available to the rentcharge owner. Therefore, the homeowner should still be aware of how rentcharge operates and the consequences if they fail to comply with rentcharge provisions.

In the past week we've had rumblings of changes to mortgage rules.
The Financial Conduct Authority, the UK's financial regulator, is planning to simplify the stricter lending rules brought in after the 2008 financial crisis.
This could potentially make it easier for people to secure a loan.
The FCA indicated it would act just weeks after the prime minister asked every UK regulator to examine ways to boost growth.
The regulator says it is right to question whether the rules are too strict given the low numbers of borrowers missing repayments or having homes repossessed.
