What can independent estate agents achieve with the right network behind them? 🚀

Technology, specialist partnerships and the strength of a network are changing what’s possible in estate agency.

From CRM systems and property intelligence to compliance support and specialist services, the right resources can help self-employed agents work smarter, build stronger client relationships and grow their businesses.

In our latest article, we explore how partnerships across the iad UK network are helping agents unlock new opportunities — and why the real value lies in putting that support into practice.

Because being independent doesn’t mean doing everything alone.

How technology, specialist partnerships and the strength of a network are changing what independent estate agents can achieve. For much of estate agency's history, the size of a business has influenced what it can offer.

13/10/2026

Building your own business should mean having the freedom to do things your way — but that doesn’t mean you have to do it alone.

At iad, independence and support go hand in hand. From training and technology to the people behind the scenes, the aim is to give agents the tools, guidance and confidence to build something of their own.

Because when people have the right support around them, they have more opportunities to grow, develop and succeed.

That’s what being part of iad is all about. 🤝

🎙️ New name. Wider conversation. First episode incoming.

Breaking Free becomes The Estate Agent Shift, hosted by Lee O’Brien — and episode one goes live:

📅 Tuesday 13 October
⏰ 12.30pm UK time

We’re opening the microphones to people from across estate agency, including competitors. Because the best ideas don’t all come from the same network.

Expect honest conversations about building businesses, changing your thinking and what’s coming next — with something useful to take away.

Big thanks to our friends at iad Portugal for inspiring the restart 🙌

Champion the industry, not just the brand.

The Investors Corner is coming back but we have a fresh view on what we want from it!

Yesterday, James Rawlinson, iad UK Lettings Manager, stepped in front of the camera for our first recording session as the new host of The Investors Corner, alongside Lee O’Brien as co-host.

The premise is simple: look at property through the eyes of an investor.

But we’ve deliberately put more structure around the conversations this time.

Each episode will work through The Investment Case getting underneath an opportunity rather than simply talking about property. What makes something investable? Where is the return? What’s the risk? What are people getting wrong? And what would our guest actually do if it were their money on the table?

That framework also gives us the freedom to bring a much broader range of people into the conversation.

We want to hear from property investors and iad agents, of course. But also mortgage brokers, accountants, financial planners, will writers, developers and entrepreneurs, ideally people who can bring a completely different perspective to building, protecting and growing wealth.

And that’s really the opportunity with the relaunch.

James brings 11 years of experience from the lettings and property-management side of the property industry. Lee brings the perspective of building and growing an entrepreneurial estate agency network. Our guests bring the third dimension: their own expertise, experiences and investment case.

Put those together and we create something genuinely useful rather than another property podcast talking about property for the sake of it.

We’ve recorded the first conversations.

Now we’re looking for the people who should be sitting opposite James and Lee next.

If you’ve got an interesting investment story, a strong point of view or expertise that property investors should understand, we’d love to hear from you.

Investors Corner is back. 🎙️

The Road to UNITED 🇬🇧

UNITED might be one day in November. But building a network doesn’t happen in a day.

Over the past few weeks, The ROAD TO UNITED and HELLO Scotland have brought our agents, teams, partners and international colleagues together.

Different events. Different audiences. But both with the same purpose.

To make the connections that will make UNITED mean something when we all come together on 4th November.

We’ve created opportunities for agents to learn from each other, build stronger relationships with suppliers and partners, access new ideas and tools, meet more of the people behind iad and understand just how much knowledge exists across our wider network.

And in Glasgow, we added another dimension bringing international iad experience together with the knowledge, ambition and entrepreneurial spirit of our growing Scottish network.

Because a conference shouldn't be the starting point for a community.

By the time we arrive at UNITED, we want people to already feel part of its fabric.

To recognise faces. Have relationships. Know who to call. Understand what's available to them and feel that they're part of something much bigger, while still building a business that's distinctly their own.

That's why these moments matter.

The ROAD TO UNITED is about building the connections before the conference - so UNITED can be about strengthening them.

Next stop: UNITED 2026. 🚀

If you’re going to build your own estate agency business, what should the network around you actually do for you?

Most conversations about self-employed estate agency focus on the obvious things: commission, earnings, flexibility and personal brand.

They matter but we think there’s a bigger question.
What does the network enable you to do that would be harder to do alone?

Because independence shouldn’t mean having to recreate everything that once sat around you in a traditional agency.
Training, technology, marketing, mentoring, supplier relationships, professional development, referrals and access to a much wider community of people and knowledge.

These factors are becoming more and more interesting as iad UK grows because increasingly, that network doesn’t stop at the UK border.

In our latest article, we’ve looked at what a self-employed estate agency network should actually give an agent and why the infrastructure around your independence can matter just as much as the independence itself.

Your business. A world of opportunity. All through the lens of our keystone event of the year - the UNITED iad Convention!

What does it really take to build a successful business in estate agency?

It’s not about having everything figured out from day one. It’s about learning, adapting and surrounding yourself with the right people and support along the way.

Another great conversation from the podcast, sharing real experiences from inside the industry. 🎙️

Self-employed shouldn’t mean alone.

We talk a lot about giving agents the freedom to build their own businesses, their own way.

But freedom only really works when the right support sits behind it.

Behind every iad agent is a team of people helping with the things that make running a business easier - training, marketing, technology, compliance, operations, lettings, finance and everything in between.

People who answer the phone.
People who solve problems.
People who create tools, opportunities and infrastructure.
People who care about helping our agents succeed.

This photo happens to be of some of that team enjoying dinner together.

And perhaps that is the point.

iad may be built around independent, self-employed agents, but it is not built around people working in isolation.

Independence matters.
Community matters too.

Because choosing to work for yourself should never mean choosing to do everything by yourself.

🏆 Three shortlists. But this one is really about the people behind them.

We’re incredibly proud to see iad UK shortlisted in three categories at The Negotiator Awards 2026:
🏆 New Model Agency of the Year – iad UK
🏆 Property Management Department of the Year – iad UK
🏆 Regional Agency of the Year: South East – avocado property team @ iad UK

Behind each of those shortlists are some brilliant people.
Our lettings and property management team, headed up by James Rawlinson, work tirelessly to support our network of 185+ UK-based estate agents and their clients. Much of what they do happens behind the scenes, so seeing their commitment recognised with a national shortlist makes us incredibly proud.

We’re equally delighted for Ian, Mike and the avocado property team. Before joining iad UK, avocado won New Model Agency of the Year three years in a row. Following their transition into our wider network, they’re now shortlisted for Regional Agency of the Year: South East - while also forming part of the wider iad UK network shortlisted for New Model Agency of the Year.

It feels like a fitting next chapter.

They’ve retained the people, culture and identity that made avocado successful while becoming part of something much bigger.
And that’s ultimately what these shortlists represent: people.

Our agents building their businesses, our teams supporting them every day and our colleagues across the wider iad Group helping us grow.
Thank you to everyone who has played a part and congratulations and good luck to everyone shortlisted this year.

See you at the awards! 🥂🏆
