Another property finished ✔️

Got the keys on Monday and it was live by Friday, which sounds impressive until you factor in the mild chaos, questionable life choices and the amount of flatpack involved. Also yes, that is me with a drill. At this point I’m basically a part time builder.

We had the usual dramas too. Sofa delivery day arrives… and they send a van that can’t get round the corner 🙃 so that got cancelled and I had three days to find another one before photos. Nothing like a bit of unnecessary pressure to keep things exciting.

Anyway, this one is a lovely 2 bed, 2 bath right in Wakefield town centre and I’m honestly so happy with how it’s turned out. Now onto the next one… after I recover.

Not every property launch is perfectly smooth and that is just part of the job.

One of the homes we already manage in St Johns, Wakefield threw us a small curveball.
A beautiful old building with huge windows which looked amazing, but meant standard blinds were a no go.

So it was a case of custom blinds, longer lead times, and a bit of patience while everything was finished properly.

Worth it though.

This is a 3 bed, 1.5 bath property and it is now fully set up and ready to perform exactly how it should.

This is another property this landlord has trusted us with, and that trust never goes unnoticed.

Property management is not just about the easy wins. It is about handling the bumps properly, protecting the asset, and getting it right rather than rushing it.

A lot of landlords ask us how the jump from a standard rental to serviced accommodation actually works.

It is not just sticking it on Airbnb and hoping for the best.

It starts with the right location and demand.
Then setting the property up properly and furnishing it for durability, not Instagram.
Then pricing, compliance, guest type and systems so it runs smoothly without constant involvement.

When it is done properly, SA is not more work, it is more structure.

But here is the honest answer to the big question. Is your property suited to SA or better as a long term let?

Not every property should be SA.

A property is usually suited to SA if it is in a strong demand area, near employment hubs, contractors, hospitals, infrastructure projects or great transport links. Layout matters too. Multiple bedrooms, decent living space and parking where possible work best for professional guests.

The numbers have to work on net profit, not just gross income. And compliance and proper management are non negotiable.

If it does not tick those boxes, a well run long term let is often the smarter option.
