Situated in the picturesque riverside village of Stanstead Abbotts in Hertfordshire, located approximately five miles from the county town of Hertford, Hunters opened their High Street office in 2015 and quickly established themselves in the area quickly specialising in the sales, lettings and management of properties along the A10 corridor from Cheshunt to Puckeridge, including the Market towns of Hoddesdon, Ware and Hertford plus the surrounding Villages. With the house prices in Stanstead Abbots currently at around £380,000 and a one bedroom apartment typically starting from about £175,000, there is a large demand for property in the village, due in part to St Margarets Station which can get you into Liverpool Street within 40 minutes.

Is the property market slowing down, or are buyers and sellers simply taking more time to make their move?

According to Landmark Information Group’s Residential Property Trends Report for Q3 2026, agreed sales across England and Wales were down 11% compared with the same period last year, while new listings fell by just 2%.

So, what does this mean for homeowners and buyers in Stanstead Abbotts, Ware and Hertford?

🏡 Sellers need to price realistically and make sure their property stands out.

🔎 Buyers may have more opportunity to compare homes and negotiate.

📋 Both sides should be prepared for a potentially longer buying and selling process.

Although the wider market remains subdued, every property and buyer’s circumstances are different. Local knowledge, realistic expectations and good advice can make a real difference.

Hertfordshire landlords: a new rental property registration scheme is on the way. Are you prepared?

The Government is introducing a national landlord registration service as part of the Renters’ Rights Act reforms. It is designed to help improve standards in the private rented sector and give councils better information about rental properties and their landlords.

Here are the key dates to know.

🏠 The service launches on 15 December 2026, starting in the West Midlands before rolling out across England.

📍 For landlords in Hertfordshire, which falls within the East of England region, registration is scheduled to begin on 15 January 2027, with a deadline of 14 April 2027.

💷 The published annual registration fee is £65 per property. Landlords will need to provide information about themselves and their rental properties.

So, what can you do now? Start reviewing your property records, ownership details and safety certificates, and keep an eye on official guidance as the launch approaches.

Landlords remain responsible for meeting their legal obligations, even if they use a letting agent or property manager to help with the process.

At Hunters Stanstead Abbotts, we support landlords across Stanstead Abbotts, Ware, Hertford and East Hertfordshire with practical letting and property management advice.

Not sure whether your rental arrangements are ready for the changes ahead? Get in touch with Hunters Stanstead Abbotts for a conversation about managing your property with confidence.

First-time buyers: could you buy a home with just a 2.5% deposit?

The Government has announced plans for a new scheme called Your First Home, designed to help more people get onto the property ladder in England.

The proposed scheme could allow eligible first-time buyers to purchase a qualifying new-build home with a deposit of just 2.5%, supported by a Government-backed equity loan of up to 20%.

So, what could this mean for you?

🏡 A smaller deposit: You may not need to save the traditional 5% or 10% deposit if you qualify.

💷 Potentially lower monthly payments: The proposed equity loan would have an initial interest-free period, which could make buying more affordable than relying on a 95% mortgage alone.

📋 Eligibility matters: The scheme is expected to include household income limits, local property price caps and restrictions on which new-build homes qualify.

Important: The final details, eligibility rules and launch timetable have not yet been confirmed. Further information is expected at the Autumn Budget on 28 October.

If you're hoping to buy your first home in Hertfordshire, now could be a good time to review your finances, understand your mortgage options and start exploring what's available locally. You don't necessarily have to wait for a new scheme to begin planning your move.

At Hunters Stanstead Abbotts, we're here to help you explore the local property market across Stanstead Abbotts, Ware, Hertford and the surrounding areas.

Thinking about buying your first home? Get in touch with Hunters Stanstead Abbotts today and take the first step towards finding your place on the property ladder.

Could East Hertfordshire look different in the years ahead?

East Herts Council has announced a second “Call for Sites” as it prepares its new Local Plan, inviting landowners and developers to put forward land that could be considered for housing, employment or wildlife habitat.

The council says it needs to plan for around 1,237 new homes each year, making future development an important issue for communities around Stanstead Abbotts, Ware and Hertford.

Submitting a site does not guarantee planning permission or mean it will be approved for development. However, future decisions could influence local housing, infrastructure, transport links and green spaces.

At Hunters Stanstead Abbotts, we believe understanding local changes is an important part of making informed property decisions.

What matters most to you: more homes, better infrastructure or protecting green spaces?

East Herts Council is launching a second ‘Call for Sites’ as part of its work on a new Local Plan (sometimes referred to as the District Plan), providing an opportunity for landowners, developers, agents, and site promoters to submit sites that could have the potential for future development, or that could be used to create or improve habitats for wildlife.

Recent changes to the Government's National Planning Policy Framework (August 2026) mean that additional sites may now be put forward for consideration. This second Call for Sites will help ensure the council has the most up-to-date picture of land that may be available across the district, while also providing an opportunity for those who did not participate in the 2024 Call for Sites to make submissions.

Government guidance identifies Calls for Sites as an important part of Local Plan preparation, helping councils identify potential development opportunities and ensuring all reasonable options can be considered.

Information gathered through this second Call for Sites will help inform preparation of the district's new Local Plan, which will guide how the council plans for homes, jobs, infrastructure and the environment. All sites submitted will be rigorously assessed for their suitability, and submitting a site does not
mean it will be allocated in the Local Plan or that it will be granted planning permission.

Sara Saunders, Director for Place and Deputy Chief Executive at East Herts Council, said,
“The new Local Plan will shape how East Herts develops in the years ahead, so we need a clear picture of the land that could be available across the district. Since our first Call for Sites in 2024, national planning policy has changed, and this gives people an opportunity to put forward sites that may not previously have been promoted for consideration.

“This is an early information-gathering exercise. We will assess every site put forward, but submitting a site does not mean it will be included in the Local Plan or receive planning permission. There will be opportunities for the public to have their say as the Local Plan develops, including on any sites proposed for allocation.”

The council has a legal duty to plan for the district’s housing needs, currently assessed at around 1,237 new homes a year. An up-to-date Local Plan helps guide development towards suitable locations and plan for the infrastructure and services needed to support it.

Sites can be submitted to East Herts Council’s ‘Call for Sites’ on the council’s website: https://www.eastherts.gov.uk/call-for-sites

❓ Should you wait until after the Budget to buy or sell your home?

With the Autumn Budget due on 28 October, some buyers, sellers and landlords may be wondering whether to hold off making their next property move until the announcements are out.

There has been plenty of speculation about possible tax changes, but until the Chancellor makes the announcements, nobody can say for certain what might change or how it could affect individual homeowners.

📣 Our advice? Don't put your plans on hold purely because of rumours.

If you're thinking of buying, focus on what you can comfortably afford, your mortgage options and whether you've found the right property.

If you're selling, consider your property's current market value, the competition from similar homes and your own moving plans. Waiting doesn't automatically mean you'll achieve a better price.

For landlords, any potential tax changes need to be considered alongside rental income, running costs and your longer-term investment plans.

The right decision will depend on your circumstances, not simply the date of the Budget.

At Hunters Stanstead Abbotts, we understand that moving home is a major decision. If you're considering buying or selling in Stanstead Abbotts, Ware, Hertford or the wider East Hertfordshire area, we're happy to help you understand your local options.

Setting the right asking rent now matters more than ever.

With rental bidding no longer permitted, the advertised rent must be clear and consistent from the start.

Price too low and income may be missed; price too high and the property could take longer to let.

A strong rental valuation should consider recently agreed rents, local demand, property condition and the precise location—not simply nearby asking prices.
