🏡 SS17 Property Market Update 📊✨

Wondering what's happening in the local property market right now? 👀

The good news is that the market across Stanford-le-Hope, Corringham and the wider SS17 area continues to show signs of stability and confidence.

While we're no longer seeing the dramatic price growth of previous years, property values remain resilient, and well-presented homes are still attracting strong levels of interest. 📈

Family homes continue to lead the way, particularly three-bedroom properties in popular residential locations close to schools, amenities and transport links 🚆🏠.

Buyers are active, but they're also more informed than ever, taking the time to compare properties carefully and ensure they're getting the best value for their money.

For sellers, this means that pricing correctly has never been more important 🎯.

Homes that are marketed effectively and launched at the right price are continuing to generate viewings, offers and successful sales.

Our view?
The local market is balanced, healthy and full of opportunity for those looking to make a move this year 🤝

Most landlords don’t realise there’s a problem… until it’s too late. 🏡⏳

I’ve seen it happen more than once.

Everything looks fine on the surface. tenant in place, rent coming in. but when it comes to serving notice, something small gets flagged.

A missing certificate.
An expired document.
Paperwork that wasn’t served correctly.

And suddenly, you’re stuck.
That’s the reality.

With the new legislation tightening things up, compliance isn’t something you can afford to overlook anymore.

It’s not about being perfect, it’s about being prepared.

Checking your documents now is a lot easier than trying to fix a problem later when you actually need to act.
Because at that point, your options can be very limited.

If you want peace of mind that everything is set up properly, send me a message, I’ll help you make sure you’re covered. 💬

Sometimes the role you didn’t expect… ends up being the one you love the most. 🏡✨

I started out heavily focused on sales, and if I’m honest, I never thought I’d end up on the lettings side.

It just didn’t feel like my path at the time.
But since making that move, it’s completely changed how I see the job.

For me, it’s the relationships that make it.
Going out to inspections isn’t just about checking a property, it’s about sitting down, having a chat, and actually getting to know the person living there.

I’ve had moments where I should have been in and out in 15 minutes, but an hour later I’m still there because we’re talking about life, not just the property.

That familiarity, that connection, that’s what makes it enjoyable.

And now, I can honestly say I can see myself staying in lettings long term.

Sale agreed or keys in hand… which one’s the real win? 🏡💭

For me, there’s something about that first moment when a sale is agreed.
That initial buzz, the build-up, the excitement, it’s instant and it’s real.

But at the same time, I can’t ignore what completion day brings.
That’s when everything settles.

The stress is gone, the journey is complete, and someone is stepping into their next chapter.

That’s what makes this job what it is. it’s not just one moment, it’s the whole journey.

Whether it’s helping a first-time buyer get on the ladder or supporting someone into what might be their forever home, both sides bring something different.

And personally, I love the challenge of family homes.
There’s more to consider, more boxes to tick and when it all comes together, it really means something.

You don’t need to renovate your home to sell it well. ⚠️🏡

I see it all the time, people preparing to spend thousands before they even go on the market.

But the truth is, most buyers would rather create their own version of the home than pay extra for someone else’s choices.

For me, it’s about getting the basics right.

Make sure the property is clean.
Fix anything that’s obviously broken.
Make it feel well cared for and easy to walk into.

That’s what builds trust with buyers.
Because when a home feels looked after, people feel more confident making an offer.

It’s not about doing everything, it’s about doing the right things.

The landlords still in the market today?
They’re the ones here for the long run. 🏡📈

There’s been a lot of noise over the last few years with new regulations, constant changes, and now the Renters Reform Bill.
It’s been enough to make some landlords step back altogether.

But what I’m seeing now is a shift.

The landlords who have stayed are the ones who are committed.
The ones who understand the market, are willing to adapt, and are looking at property as a long-term investment, not a short-term gain.

And moving forward, I’d like to think things start to settle.
The big wave of change has already happened, and what’s left is a more professional, more stable rental market.

At the same time, demand is only going one way and that's up.
We’re seeing strong demand locally across SS17, with rental prices increasing and properties being snapped up quickly.

Which means for landlords who are set up properly… the opportunity is still very much there.

If you’re a landlord and want to understand what this market means for you, drop me a message, I’m happy to talk it through. 💬

SS17 quiz… and it got more competitive than expected 😅🔥

We thought we’d test our local knowledge and it turned into a proper head-to-head.

From postcodes to train lines, commute times to local hotspots… most of it came naturally.
That’s what happens when you work in the area every day.

But there’s always one question that throws you off…

The Port of Tilbury definitely caught us out 😂

Still, I’ll take the win... just about.

It just shows how important local knowledge is in this job.
It’s not just about selling houses, it’s about understanding the area, the connections, and what makes it work for the people living here.

Reckon you could do better?

Send us your answers or drop us a message, we’d love to see how you do. 💬

The upgrades you think add value… often aren’t the ones that do. ⚠️🏡

I see it all the time, people planning big renovations before they sell, thinking it’ll boost the price.

But here’s the reality.

Buyers aren’t usually looking for a finished product designed by someone else… they want a space they can make their own.

What really makes an impact is how the property presents from the moment they walk in.
Clean, bright, neutral, and well looked after.
That’s what creates that emotional connection.

Fresh paint, less clutter, a tidy garden, small changes that make a big difference.
Because when it feels right, buyers move quickly.

When it doesn’t, they hesitate.

So before you spend big, it’s worth knowing where your effort actually counts.

If you want a clear, honest view on how to prepare your home for the market, send me a message, I’m happy to help. 💬
