As of May 1, 2026, the Renters’ Rights Act is officially law. Whether you’re a tenant, a landlord, or an agent, the "rules of the game" just changed fundamentally.
🚫 No more "No-Fault" Evictions: Section 21 is gone. Landlords must now provide a valid legal reason to end a tenancy.
📜 Rolling Contracts Only: Fixed-term tenancies are a thing of the past. All tenancies are now periodic (month-to-month), giving tenants the right to leave with 2 months' notice at any time.
💰Bidding Wars Banned: Landlords and agents can no longer accept offers above the advertised asking price. The price you see is the maximum you pay.
🐾 Pets are "In": Tenants have a legal right to request a pet, and landlords cannot unreasonably refuse (though they can require insurance for potential damage).
⚖️ Fairer Rent Hikes: Rents can only be increased once a year with clear notice, and tenants have stronger powers to challenge unfair hikes at a tribunal.
🚫 Zero Discrimination: Blanket bans on families with children or those receiving benefits are now illegal.
