🎨 Not all white paint is created equal...

Yes, it stings a little when a pot of paint costs **£58** 😱

But after refurbishing enough HMOs, we’ve learnt that the cheapest option isn’t always the most cost-effective.

A high-opacity paint covers better, needs fewer coats, saves hours of labour and gets rooms back on the market sooner.

Sometimes spending more upfront actually saves money in the long run.

We’re always looking at the bigger picture—whether that’s choosing the right paint, the right furniture or the right tenants.

🚧 Project LR begins...

Every property has a story, and this is the start of a new one.

Our landlord is continuing to grow their property portfolio, and this was one of their latest acquisitions. They buy and they hand it over to us to manage!

The property came with student tenants already in place, so we inherited the tenancy and took over the management.

Now that the tenancy has ended, it’s time for the next chapter.

As you’ll see in the video... there’s plenty of work to do.

Before we could even think about refurbishment, we had to clear abandoned belongings and carry out a deep clean, costing around £800 😑
…the previous agent didn’t take a deposit or guarantors 🤯

Anyway… the exciting part?

The landlord has given us the green light to complete a light refurb on the property. Low cost and let loose on our vision!

From managing the refurbishment to finding the right tenants and looking after the property long term, we’ll be taking care of every step.

This is just the beginning of Project LR, and we can’t wait to show you the transformation.

You know bin collection day has become serious business when the wheelie bins need their own security system. 🔒😂

Spotted these padlocked bins near one of our HMOs yesterday.

Funny? Yes.

Understandable? Also yes.

One person puts the wrong thing in the recycling and suddenly the council refuses to empty it.

Anyone managing HMOs will know that bin management is a bigger headache than it should be.

Although I’m not sure we’re quite at “install padlocks” stage yet... 👀

The gardener picked the one sunny week of the year to go on holiday... 😂

The tenants wanted to enjoy the garden, the grass was growing at record speed, so it was time for an emergency intervention.

One lawnmower, several bags of grass cuttings, and a lot of questionable gardening skills later... we’ve got a garden the tenants can actually enjoy. ☀️🌱

Property management isn’t always inspections and contracts. Sometimes it’s jumping in and getting the job done.
