What you see isn’t always what you own.

Just imagine moving into your dream property and a few months down the line the neighbour informs you that the part of the garden that you thought belonged to you is actually on the neighbours land.

You check the title plan… it turns out that the boundary line was different from where the fence had been installed years earlier.

Now, you find yourself in an uncomfortable and costly dispute that could’ve been avoided before purchasing the property.

If fences, walls, hedges, driveways, or access routes don’t seem to match the legal boundaries, raise the question before you commit to the purchase.

Tip 15. Make property part of your probate planning.

Many people assume their loved ones will just sort it out, but without an up-to-date will, clear records of assets and nominated executors who understand their role even straightforward estates can become complicated costly and emotionally draining.

Property is often the most valuable asset in an estate, yet it’s one of the most overlooked areas when planning for probate.

There are quite a few misconceptions about owning and maintaining a Grade II listed home and some make people unnecessarily nervous, while others cause buyers to underestimate the commitment.

Here are the big ones:

“You can’t change anything”

Probably the most common myth.

Reality: you can make changes, you just often need consent if they affect the building’s special character. Plenty of Grade II homes have:

* Modern kitchens
* Extensions
* Secondary glazing
* Updated heating systems
* Renovated interiors

The question is usually how you do it and whether it preserves historic significance.

A useful mindset is to think of a Grade II home less like a normal property purchase and more like becoming the caretaker of a historic building.

The most successful home improvements are the ones that improve how people live day-to-day while fitting the style of the surrounding homes always assess the space you already have before building outward.

Think about function first.

Homeowners are drawn to spaces that solve everyday problems and extra bedroom, a home office, a utility room, or an additional bathroom will usually add more appeal than a highly specialised room. The key is flexibility, a room that can adapt a different lifestyle instantly becomes more valuable.

Smart configuration can often deliver stronger results than expensive expansion.

Remote working is now a major lifestyle priority for many buyers, the home becomes more functional and appealing without over developing the property for the area by converting the garage into a bright home office/guest bedroom and improving storage elsewhere, they create a flexible extra room for a fraction of the cost.

Some highest value projects are often:

Tip 13. Don’t let your EPC be an afterthought.

Many sellers treat the EPC as just a legal tick-box, but with our ever increasing energy costs buyers are increasingly looking at energy efficiency because it signals future running costs and upgrade potential.

If the rating is weak this can raise concerns for the buyer, but if the rating is strong then this could absolutely be a selling point for you.

A good rating can build confidence and make the property more attractive, while even a lower rating will at least give buyers the transparency and helps set realistic expectations.

Make sure your EPC is up to date before marketing your property, this can help avoid delays and show buyers you are prepared, organised and serious about your sale.
