The Leasehold and Freehold Reform Act 2024 (Commencement No 2 and Transitional Provision) Regulations 2025 are now in force, removing the requirement to own a property for two years in order to make a claim for a new lease or purchase the freehold.

These Regulations bring into force section 27 of the Leasehold and Freehold Reform Act 2024 (c. 22) (“the Act”) on 31st January 2025. This removes the two year qualifying period for leasehold enfranchisement and lease extension claims.

The Leasehold & Freehold Reform Act 2024 has now become law. Amongst other things, it: bans the grant of long residential leases of houses (subject to exceptions); increases the rights of leaseholders regarding service and admin charges; amends the law relating to lease extensions.

The Ministry of Justice has launched a consultation on the introduction of fees for Employment Tribunal claims and appeals to the Employment Appeal Tribunal. A flat fee of £55 is proposed for almost all claims. The MoJ considers this level of fee to be proportionate/affordable.

The text of the Online Safety Act 2023 - a light, 288 page read, aiming to make the internet a safer and better place for us all - has now been published:-https://legislation.gov.uk/ukpga/2023/50/pdfs/ukpga_20230050_en.pdf

The Government says that the new laws will take a zero-tolerance approach to protecting children from online harm, while empowering adults with more choices over what they see online.

Critics question how workable and effective the legislation will be in practice, whether it has the teeth for dealing with online "misinformation", what its threat to privacy could be, and what the future of online encryption might look like.

It is not yet clear when the provisions of the Act will take effect, as secondary legislation and Ofcom codes of practice are required in order to make it fully operational.

The Worker Protection (Amendment of Equality Act 2010) Bill received Royal Assent yesterday, becoming the Worker Protection (Amendment of Equality Act 2010) Act 2023.

The Act amends the Equality Act 2010 to:-

> Introduce a duty on employers to take reasonable steps to prevent sexual harassment of their employees.

> Give employment tribunals the power to uplift sexual harassment compensation by up to 25% where an employer is found to have breached the new duty to prevent sexual harassment.

Wera Hobhouse MP, who sponsored the Bill, described the Act as “the beginning of a much-needed culture change”.

The Act will come into force one year after the day on which it was passed.
