So the New Renters Rights Act will start from May 1st 2026, What are everyone’s thoughts on this?

Renters’ Rights Act Commencement

The Ministry of Housing and Local Government have announced that the initial part of the Renters' Rights Act 2025, the part removing section 21, fixed term tenancies and assured shorthold tenancies will commence on the 1 May 2026.
Other parts, such as the property database and redress scheme for landlords, will begin later, possibly later in 2026, if they are ready by then.
So far no regulations have been laid before Parliament, either to make this happen (but a commencement order may come much later), or more importantly, to give us the details we need. The good thing is that we have 6 months, but the regulations are needed before we can make progress. We will continue to update you.
