When you’re saving for a home, it’s easy to focus on the deposit and purchase price.

But your moving budget may also need to cover conveyancing, a survey, mortgage fees, property tax and removal costs.

Which costs apply will depend on your purchase and where the property is. Work through them early so you have a clearer picture of what you can afford.

The highest suggested valuation can be tempting, but a strong sale starts with a price buyers can understand.

At Martin & Co, we look at what comparable homes have sold for, what else is on the market and where buyer demand sits now.

We also consider the details that make your property stand out.

Together, those insights help shape an asking price that gives your home the strongest possible start.

Thinking about selling? Start with your own plans. How soon do you need to move, and is your next home lined up?

Consider your finances too, including the costs of selling and buying.

Then look at what’s happening locally. Buyer demand can vary by area and property type, so a broad market headline may not reflect the interest your home could attract.

There’s no single answer for every homeowner.

🔑 There’s a lot that goes on behind the scenes of a well-managed rental property.

From finding and referencing tenants to managing documentation, collecting rent, arranging inspections and coordinating maintenance, good property management is about keeping every part of the tenancy moving.

And with landlord responsibilities and regulations continuing to evolve, staying on top of compliance matters too.

The first tribunal decisions under the Renters’ Rights regime are now being published, and they offer an early read on a key question: how often are landlords’ proposed rents upheld?

In a sample of the earliest decisions, 40% of landlords’ proposed rents were upheld in full. A further 51% were set at an intermediate figure, allowing an increase but not the full amount sought.

The remaining 9% allowed no increase at all. In each of these, the landlord had submitted no evidence to support the proposed rent or there was a disrepair issue.

Landlords proposed a typical increase of 17%, perhaps reflecting rents being brought back to market levels for the first time in a while. The tribunal’s determinations averaged 10%, pulled down by the cases settled at an intermediate figure.

A useful comparison comes from decisions made over the same period (July and August) but under pre-Renters’ Rights rules. Here, the average proposed increase was 20%, and a smaller share was upheld. Looking at volumes of usual decisions many of these appear potentially to have been rushed through before the old rules lapsed.

These are only the first signals, but they are already shedding light on how the tribunal process works and what landlords can expect from it. Source: PriceHubble, gov.uk, based on 80 Tribunal decisions published in July & August 2026 of which 34 relevant for Renters’ Rights

🏡 Your tenant wants to sublet a room. What should you do next?

Start by understanding exactly what they’re proposing. Subletting and lodging are different arrangements, so it’s important to know which applies before making a decision.

If your tenant stays in the property and rents out a room to someone else, this is generally a lodging arrangement. If they rent out part or all of the property under a separate tenancy, this is subletting.

Before agreeing, check the tenancy agreement, understand the proposed arrangement and make sure any necessary permissions are in place.

As students head back to university this autumn, the cost of a room is firmly in focus.

Average rents paid by students were analysed across UK cities and, unsurprisingly, London came out highest, with students paying an average of £1,508 a month towards their rent over the past year.

Reading remains in second place for the second year running at £982, followed by Oxford at £871 and Cambridge at £826, while Bristol completes the top five at £799.

Brighton, which ranked third last year, has fallen to eighth with an average of £765, while York and Birmingham are new entries to the top 10 compared with last year.

Across the country, the average share of monthly rent paid by students now stands at £1,007, up 7.9% from £933 a year ago. Over three months on from the Renters’ Rights Act – which scrapped Section 21 ‘no fault’ evictions and moved tenancies onto a rolling, periodic basis – it’s worth looking back at what renting looked like just before the change.
Among tenancies that ended in the year before the Act took effect, most renters left by choice: 63% moved because they wanted to, and 17% simply reached the end of a fixed-term agreement. But 14% were asked to leave by their landlord or agent – the kind of ending that’s no longer permitted without a valid ground.

Service matters when a tenancy ends, too: 18% of renters who left because they wanted to move said they were dissatisfied with their landlord or agent’s service after giving notice.

A smaller share left for other reasons – 12% by mutual agreement, and just 3% specifically because of rent increases. With those routes now closed or reshaped, landlords are leaning more than ever on agents to explain what’s changed and manage the process well – good service at the point of a tenancy ending matters more than it ever has.
