The National Registration Portal is open. Have you found your UPRN yet? 🏠🚨

It’s mid-April, and the "voluntary" phase of the National Registration Scheme for England is officially live. I’ve seen a lot of chat in the groups this week from owners who are getting stuck before they even get past the first screen.

The government isn't making this easy. To get your temporary registration number today, you don't just need an email address—you need your UPRN (Unique Property Reference Number) and your latest Council Tax/Business Rates account number just to verify the building.

But the real hurdle is the "Big 3" digital uploads:

1️⃣ The 2026 Fire Safety Standard: The portal is specifically looking for your Residential Evacuation Plan. If your Fire Risk Assessment hasn't been updated since the April 6th regulation changes (thumb-turn locks, interlinked alarms in every bedroom), it may be rejected.

2️⃣ The Scaled Floor Plan: Hand-drawn is okay, but it must show exit routes and the exact location of your heat/smoke sensors.

3️⃣ Gas & Electric: The system checks the dates. If your EICR or CP12 expires in the next 30 days, the portal might hold your permanent number until you upload a renewal.
The bottom line: Airbnb and Booking.com are already prepping their systems to require these numbers. If you wait until the "mandatory" deadline this summer, you'll be stuck in a massive backlog while your listing sits dark.
I’m helping a handful of owners this week with a Full Registration Audit. I’ll check your UPRN, review your safety certs against the 2026 standards, and make sure your floor plan is "portal-ready."

The National Register is live. Here’s the reality for UK hosts this month. 🚨

If you’ve been ignoring the news about the National Registration Scheme, you need to stop. The portal for England officially opened this month (April 2026). While the government is calling this a "voluntary phase," don't be fooled—once it flips to mandatory later this year, the platforms (Airbnb/Booking.com) won't have a choice. No registration number = No listing.

I’ve been digging through the latest DCMS technical guidance, and there are three things every host in this group needs to know right now:

1️⃣ The "Big 4" Documents: To get your number, the portal requires digital proof of your Gas Safety (CP12), EICR, Fire Risk Assessment, and—crucially—a scaled floor plan showing exit routes. If your certs are even one day out of date, the system will flag you.

2️⃣ London Hosts: The 90-day limit is no longer "honour system." The new register is API-linked. Once you hit 90 nights, the platforms will automatically block your calendar unless you’ve uploaded a C5 Planning Permission certificate.

3️⃣ The Fire Safety Update: Since the April 6th regulation changes, your old Fire Risk Assessment might be worth nothing. There are new requirements for interlinked smoke/heat alarms and documented "Residential Evacuation Plans" that the portal is specifically looking for.

I’m not here to sell you "growth hacks" or AI magic. I’m a Compliance Specialist helping local hosts navigate this mess so they don't get hit with the new £20,000 council fines or lose their summer bookings.

I’ve put together a 2026 Registration Readiness Pack—it’s a 1-page PDF checklist that tells you exactly what to have ready for the portal.

🚨 Don't Forget the "Fourth Document": The 2026 Floor Plan Trap

We all know about the Gas Safety and EICR requirements for the new National Register. But did you know the April 2026 Technical Guidance has introduced a specific standard for the floor plans you upload?

I’ve spoken to three hosts this morning whose temporary registration numbers were "Flagged for Review" because their floor plans didn't meet the new criteria.

To get approved on the first try, your floor plan MUST show:

Clear Exit Routes: Highlighted paths from every bedroom to the final exit.

Alarm Locations: Symbols for every interlinked smoke and heat alarm (meeting the 2026 Fire Safety standards).

Maximum Occupancy: The specific number of guests permitted per room.

Pro-Tip: You don't need an architect! A clean, hand-drawn plan is acceptable if it is to scale (1:50 or 1:100) and clearly labeled.

Struggling to draw yours up? I’ve created a "Floor Plan Template" that follows the DCMS guidelines exactly.

The 2026 National Registration Scheme is Here: Is Your Listing Protected?

Hi everyone,
My name is Spencer Cochrane, and I’ve spent the last few months deep in the new DCMS technical guidance and the 2026 Fire Safety updates.

As many of you know, the National Registration Scheme for England officially opened its portal this month. While it’s currently in a "voluntary" phase, the stakes are already high. Platforms like Airbnb and Booking.com are beginning to integrate these registration numbers, and local councils are now using the register to monitor the new C5 Planning Class and 90-day limits.

I’ve seen a lot of confusion in the hosting community regarding:

✅ Which Fire Risk Assessment standards are now mandatory for the portal upload.

✅ How the new mandatory floor plans must be formatted.

✅ Avoiding the £20,000 fines recently introduced for registration discrepancies.

I’ve launched UK LetGuard to help hosts navigate this transition without the headache. I’m not a booking agent; I am a Compliance Specialist dedicated to making sure your property stays legal, listed, and profitable.

To help the community, I’ve put together a 2026 Registration Readiness Pack—a simple 1-page checklist that breaks down exactly what you need to have ready for the portal.

I’m giving this guide away for free to anyone in this group. If you want to make sure your paperwork is "Registration Ready," just comment "GUIDE" below and I’ll send it over to your DMs.
Looking forward to helping you keep your doors open!

ATTENTION UK HOSTS: The National Registration Portal is Live (April 2026)

If you operate a holiday let or Airbnb in England, the rules of the game just changed. As of this month, the National Registration Scheme has officially entered its launch phase.

Whether you are in Cornwall, the Lake District, or London, the government’s "light-touch" voluntary period is your only window to get your paperwork in order before registration becomes mandatory later this year.

What this means for you today:
1️⃣ Listing Risks: Once mandatory, platforms like Airbnb and Booking.com will be legally required to remove listings that don't display a valid Registration Number.

2️⃣ New Fire Safety Laws: As of April 6th, new Residential Evacuation Plan regulations are in effect. Your old Fire Risk Assessment might no longer be compliant for the portal upload.

3️⃣ London 90-Day Tracking: If you’re in Greater London, the new register is now the primary tool councils are using to track your 90-night limit automatically. Fines for breaches have reached up to £20,000.

Don't get caught in the red tape. 🛑
I have spent the week distilling the new DCMS technical guidance and the 2026 Fire Safety updates into a simple, 1-page "Registration Readiness Pack." It covers:
✅ How to navigate the new Portal.

✅ The 4 mandatory documents you need to upload.

✅ The new 2026 Floor Plan requirements.

🚨 THE PORTAL IS LIVE: New 2026 UK Short-Term Let Registration Guidance

The Department for Culture, Media and Sport (DCMS) has officially opened the voluntary phase of the National Registration Scheme for England.

If you are a host on Airbnb, Booking.com, or Vrbo, your listing will soon require a unique Registration Number to stay active. Don't wait for the mandatory deadline—the time to audit your documents is now.
What you need to know today:

✅ The Portal: You can now log in using your Government Gateway ID.

✅ The Uploads: Be ready with your Gas Safety, EICR, and the new 2026-standard Fire Risk Assessment.

✅ Planning: The new C5 Use Class rules are rolling out. Check if your property is protected under "Permitted Development."

Confused by the technical requirements? I’ve simplified the 50-page government guidance into a 1-page "Registration Readiness Pack." Comment "GUIDE" below and I’ll DM it to you for free! 👇
