This 3 bedroomed detached house standing in a large plot, which was under new ownership for the first time since construction in the late seventies. The new owners wanted to extend to give them an additional 4th bedroom, making it a master with en-suite and dressing room. With a modernising of the ground floor to cater for their needs resulting in a more open plan layout. As the house was set within a restricted planning area the end result was only achieved by a step by step approach gaining permitted development rights approval maximising the allowed development and transferring this to the design and layout which satisfied the clients design brief.

Our client purchased the site with planning for a 3 bedroomed house. An awkward site due to being close to public foot paths, trees, tree roots and substantial shading from the surrounding trees. Synergy cleared the planning conditions as well as redesigning the interior to gain an additional bedroom whilst not losing any of the features from the original proposal.

It’s not quite as easy as it once was for the native Indians of America. The proposal from our longstanding clients was to gain planning approval a Tipi which could be used by the children of the nursery which would bring them closer to nature which the security of the Tipi during inclement weather. Even though the Tipi was regarded as a temporary structure the planning department viewed it as a permanent structure requiring planning approval, therefore planning was both submitted and approved. Building control approval was also required and proved to a problem as it fails most modern construction requirements, however after a lot of head scratching a way was found to move forward and building control found the proposal to be acceptable. Last we heard it was a success with the children.

These 4 detached 5-bedrooms houses were redesigned, once planning was achieved to obtain an additional bedroom. Bedroom 5 was placed above the kitchen and living area. The aim of the planner was to keep the buildings as low as possible, which Synergy achieved without losing any of the feature of the houses which are set in a beautiful woodland. Building control approval for the houses was also gained as a result the client has completed four highly thermally efficient houses which currently for sale. Some times it’s better to obtain planning for a reduced scheme and then go back to see if there is any wiggle room with the planners for additional requirements etc

We are delighted that both Listed Building and Planning Approval have been granted at Planning Committee for an extension to the rear of this Grade ii Listed Building together with the conversion of the first and second floors to create four flats. The ground floor and part of the first floor will be used as a dental surgery.
Historic painted panels will be on permanent display in a specially built room and available to be viewed by the public by arrangement.
Members of the Planning Committee were full of praise for this application. Councillor Hamandishe said “This is one of the most creative submissions I’ve seen”
Councillor Hamilton said “ I really like this application, it’s a sensitive development, fitting with historic asset, and it will enhance footfall on our high street with is great for economic regeneration”

We are pleased to have gained planning approval for our client for some alterations to the proposed cladding and roof pitch for the new barn to be erected as a replacement for one of the existing barns at Cheneys Farm, Thong.

This listed disused building known as the Crown and Thistle pub, once a thriving business which had fallen into disrepair when the pub closed in 2018. The building needed a new lease of life and planning was applied for and granted for a 5 bedroom HMO. The proposal was to keep as much of the historic pub frontage as possible, whilst giving a light and open living area plus 5 bedrooms.

The client came to us with a request to see if we could make use of the rear unused and scruffy parking area to the rear of his shops off the High Street in Otford. Our proposal was 4 self-contained 1 bed flats over 2 floors, whilst still maintaining some staff parking for the shop. This site was particularly difficult as a number of the High Street shop are listed buildings within a conservation area, with the rear of the car park was open countryside. Planning was approved earlier this month.
