There are various insurance-based schemes out there, however where we are different is that we guarantee the tenant’s rent as a company. This means if we house a tenant that doesn’t pay their rent it’s our company money we lose and not our landlords. The simple answer is we care and understand where things can go wrong. Our method of working with tenancies that fall into problems has proven to be heart-warmingly successful and most certainly one of the many reasons why we continue to be a multi-award-winning company. The beginning of my career journey started in the early 1980's. My passion for treating both landlords and tenants fairly meant that I was recognised by Plymouth City Council and subsequently invited to chair The Private Rented Forum for two years and continue to sit on various forums for consultation. My other role as a Regional Executive for ARLA Propertymark for Devon and Cornwall enables me to support other members and to report what is happening in the private sector. This information is fed back to Government on a regular basis. I am also a long time landlord, Mum to two seriously gorgeous kids & love the countryside. In 2014 I decided that it was time for a fresh approach to property management. I knew Ian Mitchell who created Plymouth Homes Estate Agents in the 1990's and had been looking for someone who could head a lettings department and continue the good name of his Company. I was looking to set up a new company with specific ideas of how it would look, most importantly The Rent Paid...Guaranteed Service. As a result, Ian invited me to be a Co-Director for Plymouth Homes Lettings. In April 2014 I started working from the Crownhill office and 8 years later we are established as a company with happy committed team members who underpin our excellent reputation. I am personally very proud of Plymouth Homes Lettings and consider myself to be very lucky that Ian Mitchell trusted his company brand in this venture and look forward to our continued success in doing "The Right Thing".

New Guarantor Law – What It Actually Means (from May 2026)

From May 2026, changes introduced by the Renters’ Rights Act will affect how guarantor agreements work for landlords and tenants.

In simple terms, if a tenant sadly passes away, the guarantor will no longer be responsible for rent after that point (for agreements entered into from May 2026).

It’s a change designed to bring clarity and fairness, but it also highlights how important the detail is when it comes to tenancy and guarantor arrangements. Small wording changes and timing can make a real difference if the unexpected happens.

🏡 Renters’ Rights Act 2026 – Are You Ready?

The Government has now released a draft of the regulations under the Renters’ Rights Act, giving landlords early clarity on what will be required from May 2026.

One of the key changes is the introduction of a Written Statement of Terms. This document is designed to ensure tenants receive clear, transparent information about their tenancy, including:
✔️ Rent details and how increases are managed
✔️ Deposit protection
✔️ Responsibility for utilities and household bills
✔️ Repairs and property safety standards
✔️ Tenant notice periods
✔️ How possession works under the new law

Does this apply to my property?
Yes — the changes apply to all assured tenancies in the private rented sector.

Do I need to change existing tenancy agreements?
Not usually. For existing tenancies, landlords won’t need to reissue agreements but must provide a Government Information Sheet explaining tenants’ rights under the new legislation.

What happens if I don’t provide the information?
It could lead to complications later, particularly if possession is ever required.

What should landlords do now?
Prepare early and seek advice from a Propertymark-regulated letting agent.

Some Genuinely Good News on Council Tax (Yes, Really) – From May 2026

It doesn’t happen often, but sometimes a legal change actually makes life easier.
This is one of those moments.

From 1 May 2026, the Renters’ Rights Act 2025 finally clears up a long-standing grey area around council tax on rental properties — something that has confused landlords, tenants and councils for years.

Until now, if a fixed-term tenancy quietly rolled on as a monthly or weekly tenancy and the tenant moved out without properly ending it, council tax could unexpectedly land with the landlord. Cue confusion and frustration all round.

The new rule is refreshingly simple.

If a tenancy is still legally running, the tenant remains responsible for council tax, even if the property is empty. Monthly or weekly makes no difference — what matters is whether the tenancy has actually ended.

Council tax only returns to the landlord once the tenancy has formally ended, for example:

when valid notice expires

when surrender is accepted

or when possession is regained

In short: moving out isn’t the same as ending a tenancy.

It’s an incredibly important step forward — and while it currently applies only to the social housing sector, it shines a light on something I’ve always believed in: the importance of caring for the homes we live in, and treating people with professionalism, honesty, and respect.
