The Renters Reform Act is now officially in force, fundamentally changing how tenancies operate.
As of 1st May 2026, ‘no fault evictions’ are now banned, all tenancies must convert to rolling periodic tenancies, meaning tenants can leave anytime with two months’ notice. There can be NO refusal of tenants on benefits, with children or pets, and only one rent increase per year is permitted. All properties must be warm, safe and in good repair, with all landlords being registered with a government approved ombudsman.
The good news for landlords is that the grounds for evicting tenants are stronger, making possession easier, and a new property portal is available to help landlords with compliance.
Landlords are now legally required to serve ‘The Renters’ Rights Act Information Sheet 2026’ to all current tenants by 31st May 2026.
