The Government has confirmed the direction of travel for the Minimum Energy Efficiency Standard (MEES). The current minimum EPC rating for rented properties is E. The proposed minimum is C, with phased application across new and existing tenancies.

Exact commencement dates are still being finalised, so this isn’t something that requires action this week. It does benefit from a portfolio-wide audit now, so any properties currently sitting at D or below can be planned into a sensible upgrade schedule rather than rushed through under a deadline.

The cheapest version of compliance is the one you plan twelve months in advance. The most expensive is the one you arrange after a tenant has reported a cold property to the council.

A property with no tenant in it isn’t a property with no risk.

Things that surface in empty properties during summer:

- Leaks that nobody is there to report
- Heating systems that develop faults nobody notices until October
- Gardens that get away from you in a fortnight of hot weather
- Pest activity, particularly in properties left with food packaging or rubbish
- Mail and post building up, which is also a security signal to anyone watching the property

A visit between tenancies catches the things that are invisible to anyone not in the building.

- Current gas safety certificate
- Current electrical installation condition report (EICR)
- EPC, in date
- Smoke and CO alarm verification dates
- Tenancy agreement with the current version of all required information
- Information Sheet service record (for tenancies in place before 1 May)
- Most recent check-in inventory, signed by tenant where applicable
- Any property visit reports since 1 May
- Right to Rent check records
- Deposit protection details and prescribed information

If any of these would take more than five minutes to locate, the PRS Database registration process is going to be slower than it needs to be when your area opens for registration.

A pre-tenancy walk-through, completed before the property is advertised, surfaces the things that will otherwise become first-week complaints from a new tenant.
Some of what gets picked up:
- Smoke and CO alarms not working
- Light fittings missing bulbs or sockets that have stopped working
- Cleaning that hasn’t been done to a lettable standard
- Gardens or outdoor spaces that need attention before the listing photos go up
- Inventory items missing or damaged from the last tenancy that weren’t flagged at check-out

For agents preparing properties for the autumn lettings cycle, this is the month to schedule that work, not the morning the listing goes live.

Under the Renters’ Rights Act, new tenancies signed after 1 May 2026 must include certain prescribed information in writing. The simplest way to comply is by including it in a written tenancy agreement, which most agents already do.

The information that has to be in writing includes:
- The names of the parties to the tenancy
- The address of the property
- The amount of rent and when it is payable
- How and when rent can be increased (which is only via Form 4A under Section 13)
- The amount of any deposit and which scheme it is protected in
- Any other agreed terms of the tenancy

For agents using template tenancy agreements signed before 1 May, the templates need updating. Civil penalties for failing to provide this written information go up to £7,000.

For landlords who manage their own lets, this is the gap most likely to catch you out. A handshake agreement no longer meets the legal standard.
