From 1 May 2026, Section 21 is gone. Landlords can no longer evict tenants without a legal reason.

The Renters' Rights Act 2025 is now in force, and the changes go well beyond possession. Fixed-term tenancies are out. Rolling tenancies are in. Rent increases are limited to once a year, with two months' notice. Rent bidding is banned. And landlords have until 31 May 2026 to issue the government's Information Sheet to all existing tenants, or face fines of up to £7,000.

Whether you manage one property or a whole portfolio, now is the time to review your tenancy agreements, check your safety certificates are up to date, and understand which Section 8 grounds apply to you.

Discrimination at work causes real harm. You may be entitled to compensation, even if you haven't lost any earnings.
Employment Tribunals can award damages specifically for injury to feelings in successful discrimination and whistleblowing claims. These are guided by the Vento bands, updated every April. From 6 April 2026:

Lower band: £1,300 – £12,600 (less serious or isolated incidents)
Middle band: up to £37,900 (more serious cases)
Upper band: up to £62,900 (the most serious cases).
Exceptional cases can exceed £62,900

Nelsons has helped unlock 70 new homes in Melton Mowbray, 50% of which will be affordable, as part of a £40m brownfield development!

This is phase two of a project that began with a speculative land purchase in 2018. Phase one delivered 90 homes. Phase two required navigating overage negotiations with two local councils, last-minute highway regulation changes, and a land transfer to Nottingham Community Housing Association, all while keeping a complex multi-party deal on track.

Partner James Coningsby led the transaction for client GS Residential, working alongside Freeths, developer MyPad, and Pelham Architects to get the deal over the line.
First handovers are expected in early 2027.

April marks World Autism Acceptance Month. With research suggesting that over 1.2 million people in the UK may have autism, and up to 20% of the population thought to be neurodivergent, employers must be aware of the reasonable adjustments needed in the workplace.

Springtime gardening for a cause!🌻

Last month, members of the Nottingham team headed to Highfields Park to support baby loss charity Forever Stars at their beautiful Serenity Garden.
Volunteers spent the day maintaining pathways and planting spring flowers to help keep it a reflective and welcoming space for bereaved families.
This is just one of the many ways we are supporting our Nottingham nominated charity, and we are proud to support the incredible work they do.
