We've had a couple of conversations with landlords recently who felt their maintenance costs had suddenly spiralled.
When we looked through the history, there wasn't one big issue that had caused the problem.
It was lots of smaller things that had been left for a little too long.
A leak that had been reported months earlier. A damaged shower screen that nobody had got round to replacing. Damp that had gradually become mould.
Property has a habit of doing that.
Very few repairs start off expensive. They become expensive because life gets busy and the property isn't always top of the priority list.
The challenge for landlords is that tenants don't see these as individual repairs. They simply see a property that isn't being looked after.
Both the repair bill and the tenant relationship usually suffer as a result.
