50% of homes in my current sales pipeline never hit the market…

What you see online is far from what I have hiding in my back pocket. I am constantly working with developers (old and new) on launching various sites and not everything I’m instructed on hits the portals on day one! I am incredibly intentional my sales and marketing strategy, often juggling to make sure the most optimal point in the build and market conditions dictate when a home is listed - not just listing in bulk to show I’m ‘busy’ or ‘meet targets’.

What this means is I am often matchmaking with buyers from the first time we speak, discussing what I have on the market, what is coming on the market and even what is in for planning currently. It’s a largely bespoke service I offer and tailored to a very specific part of the market.

I have very intentionally chosen to target a very specific part of the market, so people now know me as the one who sells new homes or luxury homes around Lincolnshire. This means prospective are consistently messaging me and asking me what I may have to suit their needs.

Here’s my take on selling one of Lincolnshire’s most luxurious mansion homes ➡️

It genuinely has one of the most stylish facades I’ve ever seen. Thoughtfully placed architecture, large apex windows bringing in huge amounts of light and a modern brick and roof scheme. It’s as gorgeous on the outside as it is inside.

The hallway really does mark an entrance. The galleried landing, huge feature chandelier and marble staircase make a statement the second you walk through the door. The front door is operated on fingerprint technology, meaning security has been thoughtfully considered within the design of the home.

The kitchen is completely timeless. A huge amount of concealed storage, bespoke granite worktop and suite of Gaggenau appliances make this specification at the top of its game.

There is an attention to detail in this home that is like no other. A huge amount of upholstery and furnishings have been handmade or bespoke designed to mark a theme in every room - the level of detail here is something unlike anything else I’ve seen.
