Three tips for first-time buyers in Northern Ireland in 2026.

First, know what you can afford by visiting an independent mortgage adviser who can tell you what deposit you need and what monthly payments you can manage, then get a Decision in Principle to show estate agents you’re serious.

Second, think carefully before acting and make decisions based on your own circumstances and your solicitor’s advice, not just what friends or colleagues tell you.

Third, choose your solicitor carefully; we’re the only ones whose job is to act in your best interests and give you honest legal advice, even if others in the process are putting you under pressure.

A very warm welcome to our new Practice Manager, Kasia Lamont! 👋

Many of you will already know Kasia’s friendly face. Kasia (actually Katarzyna, but we get to call her Kasia!) was the Community Branch Manager at the Santander branch right next door to our Glengormley office before its closure.

While it was sad to see our neighbours close their doors, we are absolutely delighted that Kasia hasn’t moved far! She is bringing her incredible leadership, wealth of experience, and deep passion for our local community just a few steps over to Armstrong Solicitors.

As our Practice Manager, Kasia will be keeping our day-to-day operations running smoothly and ensuring we continue to provide the top-tier service our clients expect.

Can a landlord in Northern Ireland ban s*x in a tenancy agreement?
Not really. You have a legal right to peaceful enjoyment of your home and a private life, so a landlord cannot dictate who you sleep with or intrude on your s*xual privacy.

A ban based on religious beliefs about s*x outside marriage would be unlawful discrimination.

However, if any activity at the property is excessively loud and causes a nuisance to neighbours, that could breach your tenancy agreement, so being a reasonable and considerate tenant is key.
