The most expensive mistake first-time buyers make in Northern Ireland is cutting costs to “save” money at the start.

The two biggest areas are choosing a cheap solicitor over expertise, and skipping a proper survey to save a few hundred pounds.

Most houses aren’t built as well as they used to be, and you’ll pay more later fixing problems a surveyor would have spotted.

Stamp duty is a tax you pay when buying property in Northern Ireland, calculated based on the purchase price and your circumstances.

If you're a first-time buyer, there's no stamp duty on the first ÂŁ300,000.

If you're not a first-time buyer, you pay nothing on the first ÂŁ125,000, then 2-12% depending on the purchase price bracket.

Can you divorce without your spouse’s agreement in Northern Ireland?

Yes.

You need to show the marriage has broken down permanently with no prospect of reconciliation. If your spouse refuses to engage, the divorce can still proceed, although it can turn out to be more complicated and costly.

Either spouse can petition for divorce, and the Court will decide the matter based on the information that is provided to it.

Can you cut your neighbour’s tree branches or hedge hanging over your garden in Northern Ireland?

Property law expert Philip Armstrong answers this very question.

Yes, you can trim them back to the boundary line without permission, but you will pay for any costs involved unless the tree is damaging your property or is diseased.

The branches still belong to your neighbour, so offer them back - which sounds odd, but watch the video for the explanation.

Don’t forget to check for Tree Preservation Orders or whether you’re in a conservation area and above all, take a neighbourly approach.
