Is your property unregistered? It could be time to consider first registration.

While most properties in England and Wales are registered with HM Land Registry, there are still some properties, often older properties, that remain unregistered.

If you own an unregistered property, first registration is the process of registering it with HM Land Registry for the first time. This can provide greater certainty around ownership and create an official record of the property and the extent of the land you own.

First registration may become necessary when you sell or mortgage an unregistered property, but there can also be benefits to registering voluntarily before a transaction is required.

The process can be more involved than a straightforward registration, particularly where historic deeds, plans or other documents need to be examined to establish the property's title and boundaries.

This has got to be one of our favourite photographs from our 25th anniversary celebrations and it’s slightly crazy to think that we’re now 32 years in! Time really does fly.

Our 25th celebration was one of those very special events that brought together so many people who have been part of the Edmondson Hall story over the years – from those who were here right at the beginning, to clients who have joined us along the way, past and present members of the team, and friends of the firm, including many of the local businesses we are so proud to work alongside.

It was a real celebration of who we are, where we’ve come from and, importantly, what lies ahead.

So much has changed and developed over the years, but one thing remains the same: we are incredibly proud to be a multi-service law firm serving Newmarket, the surrounding areas and, these days, clients much further afield too.

Summer isn’t over just yet… but we couldn’t resist looking back at one of the highlights of ours so far!

It’s hard to believe that the July Festival and Ladies Day were nearly two months ago already. We’re reflecting on what has been an incredible season and Ladies Day is most definitely a highlight.

Having our sponsored race, the Edmondson Hall Sir Henry Cecil Stakes, is always a brilliant excuse to celebrate and bring together our team, clients, business contacts and friends of the firm for a fantastic day of racing, hospitality and catching up.

We’re incredibly lucky to have the July Course right on our doorstep in Newmarket, and we never take for granted the opportunity to celebrate our longstanding connection with the racing and bloodstock community.

A huge thank you once again to Newmarket Racecourses and the whole team who work so hard behind the scenes to bring events like these together and make them so memorable.

We are incredibly proud to announce that Eleanor Fairey has officially qualified as a Solicitor!

Eleanor joined Edmondson Hall in August 2024 as a Trainee Solicitor and, two years later, has qualified and works within our Litigation Department as a Solicitor.

During her time with the firm, Eleanor has gained extensive experience across a range of litigation matters and continues to receive fantastic feedback from our clients, who value her hard work, professionalism and approachable manner.

Eleanor also has a strong connection to the Equine and Bloodstock industries, riding out in Newmarket in the mornings and having gained experience with breeding operations, consignors, trainers, sales yards and showing yards. She also comes from an arable farming background and holds a degree in Equine and Agricultural Business Management.

A Will is an important part of planning for the future, but what happens if you lose the ability to make decisions while you are still alive?

A Lasting Power of Attorney (LPA) allows you to choose trusted people to make decisions on your behalf if you are unable to do so due to illness, an accident or loss of mental capacity.

For example, if you were unexpectedly involved in an accident and unable to manage your finances, who would be able to access your accounts, pay your bills or deal with your financial affairs? Without an LPA, your family may face a lengthy and potentially costly process to obtain authority to act for you.
