🏡 What is completion?

If you’re buying or selling a property, you’ll hear the word completion a lot — but what does it actually mean?

Completion is the final stage of the property transaction. It’s when the purchase money is transferred to the seller’s solicitor and the transaction officially becomes complete.

Once the funds have been received, the estate agent can release the keys — meaning you can finally move into your new home. 🔑

Completion can often take place from around 9am, but the exact timing depends on where you are in the property chain. If you’re further up the chain, you may have to wait for funds to work their way through before completion can take place.

Proposed changes could give unmarried couples a very different legal position if they separate.

Justice Secretary Alex Norris is facing criticism over proposed reforms to cohabitation rights for unmarried couples.

Under the plans, courts could be given powers to divide assets after three years of cohabitation. Critics have argued that the proposals could impose a legal status on couples without their consent, while concerns have also been raised that the reforms could lead to an additional 10,000 court cases each year.

For unmarried couples, understanding how property and other assets could be treated if a relationship breaks down may become increasingly important.

🏠 Could buying a home get quicker?

Buying and selling a property can be a lengthy process, with delays and uncertainty sometimes making the journey frustrating for buyers and sellers.

New research from Rightmove found that property transactions take an average of 98 days in Scotland, compared with 174 days in London. In Slough, the slowest area identified, transactions take an average of 229 days.

The Government has pledged to reform the homebuying process in England and Wales, including proposals inspired by Scotland’s system, such as making agreements legally binding earlier.

The aim? Fewer delays, fewer failed transactions and less uncertainty for buyers and sellers. 🏡

🏡 Property Tax Case Highlights Importance of Expert Advice

Property developer Christian Candy has won a £2.3 million tax refund after the High Court ruled that he and his brother had been charged tax twice when purchasing a property in 2012.

The Upper Tribunal also found that Mr Candy had four years to claim a refund, rejecting HMRC's argument that the claim was made too late. HMRC has also been ordered to pay more than £345,000 in interest.

The case highlights how complex property tax rules can be and why seeking expert legal and tax advice is important when buying, selling or investing in property.
