Can a commercial landlord change the locks without notice?

Unlike residential tenancies, the answer here is actually: sometimes yes.

It's called peaceable re-entry — a real legal right, but a narrow one. All 4 conditions below have to be met, or a lawful re-entry becomes an unlawful eviction:

🟡 A forfeiture clause must be in the lease
🟡 Rent arrears past the grace period (often 21 days)
🟡 No force or violence — entry only when the premises are empty
🟡 A notice must be left visibly on site

🔴 Miss any of these — or if the landlord's already waived the breach, or it's a non-rent breach needing a Section 146 notice — and it's unlawful.

The takeaway: peaceable re-entry is powerful, but it's procedural. Get one step wrong and the landlord is the one exposed.

Can a landlord legally change the locks on a tenant?

Short answer: usually not — and getting it wrong isn't a technicality, it's a criminal offence.

We put together a quick breakdown of the 4 scenarios every landlord should know:

🔴 During an active tenancy — illegal, full stop
🟡 Tenant vacates mid-tenancy — only once it's confirmed in writing
🟢 Between tenancies — legal, and worth doing for security
🟡 Emergencies or repairs — allowed, but only with the tenant's agreement

The rule that ties it all together: if there's any doubt, don't change the locks — get advice first.

🏠 Something we're seeing more of since the Renters' Rights Act came into force...

At Strikes, we’re seeing a noticeable increase in landlords looking to use Ground 1 under the new Section 8 possession framework.

The reason is understandable.

Some landlords who previously rented out their property are now looking to move back in themselves, or have a close family member move into the property.

Ground 1 allows for this — but there are some important requirements around notice, timing, evidence and the landlord’s genuine intention to occupy.

Since the Renters’ Rights Act came into force, we’ve already issued multiple Ground 1 Section 8 notices, and it’s becoming one of the most common grounds we’re seeing.

One question I’m hearing more and more from commercial landlords is:

"What are my options if my tenant stops paying rent?"

It’s a good question, and the answer is rarely the same for every situation.

One option that can be highly effective is Commercial Rent Arrears Recovery (CRAR). When available, it allows landlords to recover unpaid rent through a legal enforcement process without necessarily bringing the lease to an end.

My advice is always the same: don't wait too long to seek advice. The earlier you understand your options, the more choices you usually have.
