The deadline for landlords in England to provide existing tenants with the official government Renters’ Rights Act Information Sheet is 31 May 2026.

Failure to issue the document by this date can result in fines of up to £7,000.

Who it applies to:
Landlords and letting agents must provide the sheet to every tenant named on a tenancy agreement for assured or assured shorthold tenancies that were created before 1 May 2026. It does not apply to lodgers.

How to send:
It can be provided as a printed copy (posted or hand-delivered) or attached digitally to an email or text message.

The Document:
Landlords must use the exact PDF provided by the government. The document explains how tenants' rights and responsibilities have changed under the new legislation.

If you are unsure about any of the changes following the Renters' Rights Act, we have a whole blog series, breaking everything down into bite-sized chunks!

Can a landlord move back into their rental property?

With the changes introduced under the Renters’ Rights Act, many landlords are now asking the same question:

👉 Can I regain possession if I need to move back into my property?

The answer is yes — but the legal process has changed, and understanding the correct grounds and notice requirements is essential.

Our latest blog breaks down Ground 1:

✔ How the new rules affect Section 8 possession grounds

We recently attended a commercial forfeiture in Central London, and it quickly became clear this wasn’t going to be a simple entry.

On arrival, the main doors had been deliberately obstructed using wood blocks and wire wrapped around the internal handles.

Our team:

• Safely gained entry and removed the obstructions
• Changed multiple locks across the premises
• Secured access points, including delivery and waste areas
• Replaced access controls where required

We also:

• Completed a full inventory of the ground floor and basement
• Captured photographic and video records of the process
• Liaised with on-site security and handed over keys
• Arranged immediate boarding to secure the property

All carried out early morning, efficiently, and in line with the correct legal process.

Outcome:

✔ Property secured
✔ Landlord regained control
✔ Site fully documented and protected

Forfeiture can be a very effective option — but situations like this show why experience and preparation matter.

No two jobs are ever the same.

If you’re dealing with a commercial property issue, understanding your options early can make all the difference.

Hope you all get a chance to switch off, enjoy some downtime, and maybe a bit too much chocolate.
