Recently spotted during a post-completion inspection just after the homeowner moved in.

External ground levels were set too high relative to the DPC and airbrick. After heavy rain, water was pooling against the wall and around the airbrick.

For context, Approved Document C and NHBC guidance typically require the DPC to be at least 150mm above finished ground level.
This helps prevent rainwater splashing above the DPC and reduces the risk of moisture penetrating the wall or entering the sub-floor void.

Sometimes step-free access requirements (Approved Document M) make this harder to achieve. In those cases, things like channel drains (ACO drains) or channel drains are often used to manage the levels properly. Gravel margins are sometimes installed, but they’re generally less reliable than a properly drained system.

But the position of airbricks also needs to be planned early, otherwise situations like this can occur where water collects around them.

Good outcome in this case:
After the homeowner forwarded my report to the builder, the developer agreed to return to the property, reduce the back garden ground levels and relay the paving.

Even where the installation has been certified by a Gas Safe engineer, the site routing and coordination here is below the standard of good workmanship expected under BS 6891 and typical warranty guidance. Avoidable impact risk - bins, lawn mowers, bicycles etc

Also noted:

Air brick partly blocked/obscured bydo wnpipe

Green mould staining - leaking gutter/downpipe/ inadequate pavement falls

External paving/ground level appears high relative to the DPC, and the air brick appears set too low for good practice.

Why it matters:
Higher ground levels can bridge the DPC and keep the wall base damp. Combine that with a restricted air brick and you’ve got a credible pathway to sub-floor moisture / mould / timber decay risk (plus potential downpipe leakage or ponding in the same area).
