Lockdown 2 Conveyancing - Can you still move?

The second Coronavirus lockdown begins today (Thursday 5th November 2020). Can you still buy a new home? What about renting?

Unlike the first lockdown it is hoped that estate agents, removals firms, letting agents and solicitors will keep operating throughout the lockdown.

Naturally everyone involved will have to make sure they follow covid-safe guidelines, but apart from that, you can move house as before.

The government’s housing secretary, Robert Jenrick, tweeted on Sunday evening with a housing market update saying:

- Renters and homeowners will be able to move
- Removal firms and estate agents can operate
- Construction sites can and should continue
- Tradespeople will still be able to enter homes
- But all must follow the Covid safety guidelines

In the Minehead and West Somerset area the property market has continued to be buoyant with buyers interested in moving to rural and coastal areas.

Rising tide for West Somerset property market?

On the 21st May the government amended the coronavirus (COVID-19) regulations in May to make clear that people who wish to move home can do so.

Many clients were keen to resurrect their property transactions that had been put on hold during lockdown. The paused transactions and pent up demand has created a flurry of activity in our busy conveyancing department.

The new guidance on moving home introduced by the government provided important public health information to ensure that moving home and key activities around this, such as viewing property, can happen safely. Since 21st May, you can:

Market your home;
View properties you are interested in subject to control measures put in place by the estate agent (most agents offer virtual viewings to minimise public health risks);
Make or accept offers as normal;
Instruct surveyors to carry out surveys; and
Exchange contracts and agree to move.
