Welsh Government announces reopening of the housing market in Wales

Home moving in Wales

Changes have now been introduced to allow the housing market to reopen in Wales.

This enables house viewings to take place in vacant properties and house moves where a sale has been agreed but not yet completed.

It will be a reasonable excuse to leave your local area or be indoors with other persons to:

move house

prepare a property for someone to move in

visit an estate or letting agent, developer sales office or show home in connection with the purchase, sale or rental of an unoccupied property

view an unoccupied property with a view to buying or renting it

The Welsh Government has provided guidance for the public and industry about moving home. This includes recommendations about the thorough cleaning of properties that are for sale or rent to lower the risk of transmission of coronavirus.


The guidance is different from that issued by the UK Government for home moving in England.


In Wales:

The new occupier must not move into the property unless it has been empty for at least three days, or the property has been deep cleaned.

Physical viewings cannot happen if the property is occupied. Virtual viewings of a home can be provided by a letting agent, estate agent or landlord.
