Quick update on the conservatory conversion in Braithwaite, near Keswick.

The solid insulated roof is on and inside we’ve opened up the wall between the conservatory and the house — the window and internal doors have come out completely. You can see from the photos how much bigger and more connected the space already feels.

This is the bit most people don’t think about when they’re planning a conservatory conversion. The roof change stops it being too hot and too cold. But opening up the internal wall is what makes it actually feel like part of your home.

🔍 On-site window survey — Keswick

Out today surveying these original timber diamond-light windows on a stone cottage in Keswick town centre.

These are the kind of windows that make a property. Single-glazed, original frames — full of character but well past their best. The paint is failing, the frames are showing their age, and they’re losing heat fast.

Before we do anything, we survey properly. That means measuring every opening, checking frame condition, assessing the reveals, and understanding what the planning constraints are — because properties like this often sit in conservation areas or are listed.

Get that wrong at the start and you’re either replacing windows that could have been restored, or specifying the wrong product entirely.

This one’s a bit different — a two-phase project we did in Workington that completely changed how the house worked.

Phase one: moved the entire kitchen into what was the dining room. Full knock-through, new shaker kitchen with central island, quartz worktops, herringbone flooring, and a bespoke housing built around the cooker.

Phase two, a year later: converted the old kitchen into a utility room with full-height fitted storage and a marble walk-in shower room.

Total project value across both phases: £25,000.

The house went from a tired layout that wasn’t working to a completely different home. That’s what a proper refurb does.

If you’ve got a property in West Cumbria where the layout just doesn’t make sense, sometimes the answer isn’t decorating — it’s rethinking the whole thing.

This one never made it onto my page at the time, so here it is now.

A full kitchen diner transformation in Papcastle, Cockermouth. The client wanted to knock through and create one open plan space — out went the old layout, in came a brand new kitchen, herringbone LVT flooring, quartz worktops, oak breakfast bar, and new lighting throughout.

Total project value: £28,000.

The difference in how the space feels is night and day. What were two separate closed-off rooms is now the main event of the house.

If you’ve got a property in West Cumbria that feels smaller than it should, sometimes a knock-through and a proper refurb is all it takes to completely transform it.

An extension we completed last year.

Yes, I understand that these are probably a really bad bunch of photos but you’ve just got to work with what you have. I’m the worst for taking progress photos.

This was a small lean to extension so the living room dining room and kitchen could be open plan. We created a small utility room too.
