Huge changes coming 1st May 2026 for both renters and landlords 🗓️

All Fixed-Term Assured Shorthold Tenancies (ASTs) will be replaced by periodic tenancies under the Renters’ Rights Act 2025.

The idea of an official minimum term for new and existing tenancies will no longer apply, as all tenancies will be operating on a month-to-month rolling basis. This is the Government's aim to give tenants the freedom to leave substandard properties.

Tenants will need to provide 2 months’ notice to end the tenancy at any point.

If you were not aware of this, we will be sharing weekly updates with detailed information about the upcoming changes.

🏠 Secure the Home Before You Go
Lock all doors, windows, and side gates.
Set alarms and use timer switches for lights to make the property look occupied.
Hide valuables out of sight and close curtains or blinds.
Ask a trusted neighbour or friend to keep an eye on the place.

💧 Winter-Proof the Property
Set the heating to a low, steady temperature (around 12–15°C) to prevent frozen pipes.
Turn off taps properly and check for leaks.
If you’ll be away for a long time, consider turning off the water at the stopcock.

💡 Save Energy (and Money)
Unplug non-essential electronics and chargers.
Turn off lights and appliances at the wall.
Empty the fridge of perishables.
Take meter readings before leaving.

📬 Admin & Landlord Essentials
Pay rent and any upcoming bills in advance.
Let us know you’ll be away and for how long.
Redirect or pause mail deliveries to avoid a pile-up.

Empty bins and recycling.
Do a quick clean of the kitchen and bathroom to avoid unpleasant surprises.
Wash up dishes and clear out food that might expire.
