First you must write to your landlord explaining to them the details of the disrepair. If they do not respond and carry our repairs in a reasonable time frame, you can then contact your local housing authority to inspect the property and serve a notice to your landlord. After this contact a solicitor to help you file a claim. After assessing your claim, they would take you on a ‘no win no fee’ basis. The next step is to gather evidence of your claim (photos of damage, correspondence with your landlord.) After this the solicitor would draft a letter of claim and send it to your landlord. If they do not respond within 14 days, court proceedings would be issued by your solicitor. You would have to attend court where a judge would decide whether you deserve compensation for your housing disrepair claim. If you are successful, the compensation would help cover the cost of repairs as well as reimbursement of rent and compensation for any other damages. How long does a Housing Disrepair Claim take? These claims often take between 9-12 months, although it is important to note that each claim is different.

'Our beautiful Awaab's death should have been a defining moment - but nothing has changed'

The heartbroken family of Awaab Ishak have issued a powerful response to the Rochdale housing boss refusing to step down.

Chief executive of Rochdale Boroughwide Housing (RBH), Gareth Swarbrick, finally apologised to the family on Thursday evening (November 17), more than two days after Awaab's inquest concluded.

Coroner Joanne Kearsley ruled that Awaab had died aged two after prolonged exposure to mould, leading to fatal breathing difficulties. She described the case as a 'defining moment' for the housing sector in how it deals with damp and mould.

Bristol tenant fears house collapse after cracks discovered

A social housing tenant says she fears for her life after large cracks appeared in every room of her house.

Amber Bradley, who has multiple sclerosis, rents her Patchway home from Bromford Housing Association, having moved in after struggling to find disability-friendly housing privately.

"I'm struggling to sleep because I'm worried the roof will fall on my head when I'm asleep," she told the BBC.

Bromford said it was investigating the cause of the cracks in her walls.

Ms Bradley's front door, which has level access, is no longer usable after sinking several centimetres, forcing her to use steps at the rear of the property.

She claims she has contacted the housing association more than 10 times, and while staff are "understanding", the cracks have continued to get worse.

An inquiry by MPs triggered by an ITV News investigation has found the deterioration of social housing has left some unfit for human habitation, as landlords are told to significantly “up their game.”
