New-builds are designed with modern insulation, double or triple glazing and efficient heating, so most achieve an EPC rating of B or above. Many older homes sit around D. That can make a real difference to monthly running costs, and some lenders even offer green mortgages with better rates for energy-efficient homes.

Always check the EPC for the specific home you’re looking at.

🛡️ One of the big perks of buying new: your home usually comes with a warranty, typically for 10 years.

For the first two years, the developer is usually responsible for fixing defects, so report anything you spot in writing. After that, the policy typically covers major structural issues until year 10.

Exactly what's covered depends on the warranty provider, so always ask which one your home comes with and read the terms.
