Tower Hamlets has set out how it will deliver its 52,000 home growth pipeline under Future Places, packaging publicly controlled land, direct council development and major regeneration sites into a single market facing programme. As national and London wide policy sharpens its focus on growth and housing supply, the borough is positioning itself to deliver at scale.

The report includes up to 10,000 homes at South Poplar and Billingsgate to the north of Canary Wharf, 3,300 homes across more than 40 council owned sites, and 1,100 homes to be delivered directly by the council over the next six years. The borough is seeking development and investment partners to accelerate delivery across these sites. The pipeline builds on one of the strongest housing track records in London. Since 2011, Tower Hamlets has delivered more than 38,000 homes, more than any other London borough and granted consent for over 9,000 additional homes in the past year alone.

The Whiteley is a major £1.5bn redevelopment of the former Whiteleys shopping centre in Queensway, London. Designed by to create a luxury mixed use destination, the project features 139 high end residences, the UK’s first Six Senses hotel and spa with 110 rooms, retail, restaurants, and an Everyman cinema. The redevelopment aim is to restore the Grade II listed facade and transform the area into a, pedestrian friendly, premium “village” near Hyde Park.

A 700 year old church tower has been suspended above a construction site during excavation works for the upcoming 50 Fenchurch Street skyscraper. Over 125,000 tonnes of earth were removed from the ground around the Grade I-listed Tower of All Hallows Staining. During the excavation works, the medieval church’s Grade II-listed crypt was removed and disassembled. It will be reinstated during the construction of the subterranean levels of the 50 Fenchurch Street office.

The Bermondsey Project will create 1,624 high quality new rental homes in a critically undersupplied area, as well as increase the number of homes for social rent. The new community in the heart of Zone 2 in London incorporates new homes for a range of rents, a new secondary school, play areas, and cultural and retail spaces, interwoven into the existing neighbourhood and all near excellent transport links. The development will provide enhanced public spaces, including a 115% increase in play areas and 75 additional trees, to create a well-managed, sustainable and inclusive space for community interaction.

Since 2018, planning permission has been granted for more than 8,300 new homes in the area and 2,256 are currently being built.
562 of the homes now under construction are for social rent. Around 400 others are for shared ownership and together they represent more than 40 per cent of all those currently being built in the area.
In total, 5,000 new homes for social rent are due to be built over the next 20 years.
Some of the biggest housing and mixed-use developments planned for Old Kent Road are already under construction and one major scheme, London Square is nearly complete.
