For me it’s simple, it’s the balance.

One thing that I always tell people who don’t know Balham, is how many good parks there are within walking distance.

Tooting Common is a great park and just a short stroll from Balham - and it is also one of the largest green spaces in South London!

I also love Wandsworth Common which is just north of Balham, with ponds, wooded areas, tennis courts, and a lovely café to indulge in a hot cup of tea afterwards!

Whilst it’s a bit of a longer walk, Clapham Common is buzzing with life!

Whether you’re after a morning coffee, a yoga session in the sun, or people-watching near the bandstand, it’s a local favourite for a reason.

A second viewing is the perfect time to slow down and notice the details you probably missed the first time.

Take a proper look at the windows and doors, do they open and close smoothly?

Are there any signs of drafts or damage?

Plus, keep an eye out for any signs of damp around ceilings, skirting boards, or behind furniture.

These are the kinds of things that can be easily overlooked when you're caught up in the excitement of the first visit, but they matter when it comes to making a confident decision!
