Living with a pet? The rules have changed for renters – but they’re not quite as straightforward as they might first appear.
Since 1 May 2026, qualifying tenants have had a statutory right to request permission to keep a pet, with landlords unable to unreasonably refuse consent.
However, that doesn’t mean an automatic right to keep one. Leasehold restrictions, freeholder consent and the distinction between assistance dogs and emotional support animals can all affect the position.
The considerations can be just as important when buying a leasehold property with a pet.
