Living with a pet? The rules have changed for renters – but they’re not quite as straightforward as they might first appear.

Since 1 May 2026, qualifying tenants have had a statutory right to request permission to keep a pet, with landlords unable to unreasonably refuse consent.

However, that doesn’t mean an automatic right to keep one. Leasehold restrictions, freeholder consent and the distinction between assistance dogs and emotional support animals can all affect the position.

The considerations can be just as important when buying a leasehold property with a pet.

When should you NOT mediate?

Alternative Dispute Resolution (ADR) now plays a central role in civil litigation, and the courts increasingly expect parties to consider it seriously. But that does not mean mediation is always the right answer.

There are disputes where mediation may be premature, disproportionate, cause unnecessary delay or simply be the wrong form of ADR. In some cases, a binding judicial decision may ultimately be required.

It was a pleasure to attend the Self Storage Association UK - SSA UK AGM & Members' Networking Event at Blueprint in London last night.

The evening provided an excellent opportunity to catch up with clients, colleagues and contacts from across the self-storage industry, share insights and discuss the opportunities and challenges facing the sector.

Heading to the Channel Islands this week, starting in Guernsey before travelling on to Jersey.
