Is it time to buy your own home?
For most people, buying or selling their own home is the largest single financial transaction that they deal with during their lives.
At Bates Solicitors, we have experienced Lawyers who will deal with the legal and administrative processes to ensure that ownership of a property is transferred legally and safely from the seller to the buyer.
When you instruct Bates Solicitors to act for you on the purchase of a property, our Conveyancers will:
• Obtain the Contract and supporting documents from the sellers Conveyancers
• Agree the terms of the Contract for purchase
• Act for your lender if you require a mortgage
• Report to you with the results of our investigations
• Prepare the Contract, Mortgage Deed, Deeds of Trust and other documentation which may be required, for you to sign
• Agree a completion date with the seller’s conveyancers
• Exchange Contracts – this is the point at which you are contractually obliged to buy the property.
• Deal with pre-completion matters and on the agreed day, completion.
• Deal with the Stamp Duty Land Tax matters and payment of Stamp Duty (if any)
• Deal with Registration of your ownership at the Land Registry
