Over the weekend, I came across this unfortunate story of a young lady who moved into her dream home only to learn it was part of a proposed regeneration plan-and could be demolished. Although the plans aren't yet formally approved, this case raises many questions about transparency in property transactions and why buyers are often left in the dark.

Was the estate agent unaware? Did the sellers disclose this to the agent? Could this have been picked up in the local search during the purchase process?

In fact, Question 1.2 of the Local Search directly addresses: Planning Designations and Proposals What designations of land use for the property or the area, and what specific proposals for the property, are contained in any existing or proposed development plan?

Could it have been flagged here that the property was in a regeneration zone? This would have allowed the conveyancer to alert the buyer to potential risks. Additionally, planning reports can highlight nearby development applications, which might have raised concerns.
