PROPERTY FINDING FOR CLIENTS

It never ceases to amaze me how people with the least knowledge and absolutely no experience have the strongest opinions. Alot of clients from overseas, think as they've been to London many times and stayed in a hotel they understand the London property market - and refuse to accept solid advice. They comment and compare what they can get for such & such a price in their own country, and proceed to show me photos on their phone - which doesn't mean jack s**t.. London is unique, prices vary in accordance with good areas. Location is key. Curious as to what gave these opinionators the cred to spout such views, I ask if they have bought property here before. Predictably, their answer was no, never invested in London. Ahhh, got it - well, that makes sense then..

I have just completely refurbished a lovely, large one bedroom house in Maida Vale. It's most unusual as it's one storey, with skylights in every room, overlooking a pretty courtyard. The house is Freehold and larger than average, drenched in light. This is not yet on the market, but ideal for a couple who require privacy and like the unusual. This is to buy or rent.

WHISPER-LISTED means a property has come through word of mouth and is not even advertised yet. As a property search agent, I hear about properties through my various networks that are about to come onto the radar prior to - or even without advertising. The advantage for my clients is, I get access to view the property before anyone else does, sometimes when the builders are still in there completing the finishing touches. If the property fits the criteria, the deal can be done quickly and smoothly to everyone's satisfaction.

As a personal shopper for residential property it can be difficult explaining to overseas clients that the current market in central London is tough. The Stamp Duty changes has had a profound effect on the market place, and there is less available, as vendors (intending to sell) revert to renting. But in many ways this plays to a property finder's strengths. The client really needs someone who knows what they are doing with extensive knowledge. There are alot of new builds that have been seen by clients on the internet. Very many of these buildings are unfinished and in some cases over priced. In addition - the photos are computer generated shots - and the pool or gym hasn't even been completed yet. The lobby looks good and you may get a photo of a 'show flat' and it rarely says when the building will be actually completed.
