Our thoughts and prayers are with King Charles III and the Royal family.

Throughout her life, she has been an inspiration and we share our gratitude for her service to the country.

We join the nation in mourning of her passing and pay tribute to her tremendous 70 years of service.

Since July 2020 properties in England are legally required to have an Electrical Installation Condition Report before a new tenancy begins. From 1st April 2021 all existing tenancies will also require an EICR.

As a landlord, it is your legal duty to ensure all electrical equipment in your property is safe and maintained throughout the whole tenancy. This responsibility covers light fixtures and plugs, as well as internal wiring.

An electrical installation includes all fixed electrical equipment that is supplied through your property’s electricity meter. Just like other features of your property, electrical installations deteriorate and face wear and tear, so need to be properly maintained.

Failure to do so can lead to prosecution and also invalidates most landlord insurance policies. For the safety of your tenants and your business, it is important to get regular electrical safety certification.

Properties in England must have an Electrical Installation Condition Report (EICR) before new tenancies are started from 1st July 2020.

The checks ensure the property’s electrical fixtures, such as light fixtures and electrical sockets, are safe before the tenant moves in. The EICR must be performed at least every five years for each property. Landlords creating a tenancy without an EICR face fines of up to £30,000.

Our engineers cover the whole of England and are permitted to visit properties during the current coronavirus restrictions. We expect them to be very busy as the deadline approaches, so it makes good sense to secure your EICR as soon as possible.

From 1st April 2021, the new requirements will apply to ongoing tenancies that started before 1st July 2020. Similar requirements were approved in Scotland in 2015. Wales has no such requirements to date.

Currently, mandatory electrical inspections are only legally required for Houses in Multiple Occupation (HMOs). For other private tenancies, it is recommended that an Electrical Installation Condition Report (EICR) is carried out every five years, but it is not technically required by law. If the regulations are approved they will Apply to all new tenancies in England from 1st July 2020 and Apply to all existing tenancies in England from 1st April 2021.

Need to know about EU settlement scheme

EU Settlement Scheme

If EU citizens want to stay in the UK beyond 31 December 2020, they and their close family members will need to the UK Government’s EU Settlement Scheme. The scheme has been open fully since March 2019. EU citizens and their families who have been continuously resident in the UK for five years until the end of 31 December 2020 may apply for settled status. They will continue to be able to work, study, and access benefits and services in the UK on the same basis as they do now. Those who have not been continuously resident for under five years will be eligible for pre-settled status. They will also be able to work, study and access benefits and services on the same basis as now.

When you can apply

The EU Settlement Scheme is open. You can apply now if you meet the criteria.
The deadline for applying is 30 June 2021.
Which status you get may depend on when you apply.
