✈️ Heading to the UK – focused on returns, ex*****on and growth 🇬🇧

Today I’m flying from Toulouse to the UK. The next ten days will be fully focused on realising property investments — for clients as well as for our own portfolio.

I’ll start in the North of England, where several investors have asked me to actively source suitable property.
Target areas include Liverpool, Leeds, Manchester and Scarborough.
Assets with strong cashflow, clear exit strategies and scalability.

At the same time, my business partner and I are working on our next step:
Identifying a block of flats with split and value-add potential, particularly in Scarborough.

From there, I’ll travel on to Wales, where our serviced accommodation has recently been fully furnished.
The focus now is on operational excellence:
final checks and setup
fast, reliable internet (critical for occupancy and guest satisfaction)
delivering a high-quality guest experience from day one

I strongly believe in being on the ground, understanding local markets and making investment decisions based on facts — not from a distance.

Ten days of intensive sourcing, analysis and ex*****on.
Then back to France — with concrete progress towards sustainable growth.

From idea to reality: building serviced accommodations in the UK 🇬🇧

As you can see in the photo, I’m back in the UK.
This time I’m standing in front of my own property, where I’m working on turning it into serviced accommodations.

Right now, I’m focusing on the practical side of things:
👉 How is the parking situation?
👉 Is it easy for guests to reach the property on foot?

These are exactly the kind of details that make the difference for both guest experience and return on investment.

I’ve been in the UK since yesterday and already made some promising progress. Another acquisition is on the horizon, and together with fellow investors we’re lining up some exciting projects. More on that soon 😉

For now, the focus is on this project. My goal is to have this property up and running by January/February, so the first bookings can start coming in and the investment pays itself back as quickly as possible.

✨ A new step in my Serviced Accommodation journey in the UK

A few weeks ago, I shared my first thoughts about running a property remotely with local partners – similar to how we manage things in France. I promised to keep you updated, so here we go!

One of my key considerations was: should I buy a property, or go for a rent-to-rent deal?
Someone in my network then pointed out a blind spot: “But you already own a property, don’t you?”
And yes… that’s true! I currently have a property that’s empty and up for sale.

The sale hasn’t been moving as quickly as I hoped, but maybe that’s actually an opportunity. This property might be perfectly suitable for Serviced Accommodation. That realization brings me one step further in my thinking process.

The next step? Looking into the parking situation: can I secure at least one dedicated space, and how does the parking garage 300 meters away work in terms of price and availability?

🏡💭 Reflections of a Property Investor
We purchased a holiday home in the south of France as an investment. A beautiful place, fully self-managed — and it's now running like clockwork as a holiday rental.

We handle everything ourselves: communication via app, phone and online, and we deal with any issues remotely. Whether it’s a burst water pipe, a broken pool cover or a failing air conditioner — we take care of it.

Sure, in the beginning it was stressful. I even once stood ready with a packed suitcase to rush over. But over time, we’ve built a strong local network and things run smoothly now. Our guests are happy, the house is clean and cosy, and our host is truly lovely.

🇬🇧 Now... the UK
I'm considering a shift toward Serviced Accommodation (SA) in the United Kingdom.

What strikes me is how many investors complain about poor cleaning standards, unreliable management companies, and a lack of focus on the guest experience.

When I ask, “Why don’t you just manage it yourself?”, the answer is always:

❝ That’s not possible. ❞

Honestly? I don’t buy it. Maybe it’s the stubborn Dutch streak in me — but I truly believe it is possible.

🎯 The Plan
I'm seriously considering a pilot project:
✅ Self-manage a SA property in the UK
✅ Focus on quality, guest experience, and solid returns
✅ Stay independent from underperforming management firms

I’ll be setting some clear goals for myself, such as:
• Occupancy rate / revenue
• Guest reviews (Airbnb, Booking.com, etc.)
• Time investment vs. outcome
• And... does it make me happy?

🏡 Vastgoedinvesteren in de UK én Oostenrijk! 🚀
Volgende week vertrek ik weer naar de UK voor een vastgoedreis, waarbij ik verschillende panden zal bezichtigen voor investeerders uit Nederland. Ook heb ik afspraken staan met projectleiders en makelaars, en ik ga specifiek op zoek naar een pand dat ik kan converteren van commercieel naar residentieel. In de UK is dit namelijk een zeer aantrekkelijk verdienmodel.
Maar vastgoed zit in mijn bloed... zelfs tijdens een vakantie! 🏔️ Onlangs was ik in Oostenrijk, en ik kon het niet laten om daar de vastgoedmarkt te verkennen. Gelukkig heb ik een flexibele vrouw die mijn "vastgoedgekte" inmiddels gewend is. 😉
Wat me opviel? Vastgoedinvesteren in Oostenrijk heeft verrassend veel overeenkomsten met de UK! Ook daar kun je je vastgoed op afstand laten beheren. De lokale huurmarkt is minder interessant, maar de toeristische verhuur biedt ongekende mogelijkheden.
