Meet Michelle Fisher, our Head of Conveyancing.

Michelle first started working in conveyancing in 1995. Like many legal careers, her route was not entirely planned. She originally thought she might practise in matrimonial or criminal law, but conveyancing became her path and has remained her focus ever since.

As Head of Conveyancing, no two days look quite the same. Michelle may be meeting clients, supporting the team with technical queries, reviewing source of funds information, carrying out file audits, or helping with business development.

One thing clients may not know? Away from work, Michelle is an avid console RPG player, starting with the original Final Fantasy on the PS1. She has also spent over 1,000 hours in Baldur’s Gate 3.

Michelle’s biggest message for home movers is simple: conveyancing takes time because a great deal happens behind the scenes. Searches, enquiries, lender requirements and management company information all need to be checked carefully.

Her advice for buyers?

Get a mortgage agreement in principle before viewing properties, and visit a property at different times of day. The noisy neighbours may only appear in the evening!

Recently, a client called Joan came to us after someone she didn’t expect knocked on her door. (To protect her privacy, her real name is not used, and some details have been modified).

Joan had noticed a damp patch near the ceiling and had been meaning to ask her son to come round and look at it. Before she had the chance, a man knocked on the door and told her there appeared to be a serious issue with the roof.

He sounded confident and made the problem feel urgent. He told Joan that waiting could make the cost much worse.

Joan did not want to be rude, and she certainly did not want the roof falling in, so she let him explain what he said needed doing.

Before she had really had time to think, she had signed paperwork and paid a deposit. It was only after he left that the panic started.

By the next morning, Joan knew something did not feel right. She had not had a second quote, she had not spoken to her family, and she was not completely sure what she had agreed to.

This is how pressure selling can work. Sometimes it feels rushed, awkward or embarrassing - especially when someone is standing in your hallway making it sound as though you need to decide immediately.

When Joan came to us, we reviewed what had happened, looked at the paperwork and helped her understand what options may be available.

The important thing was that Joan acted quickly.

Have you or someone you know received NHS voluntary redundancy paperwork?

Before signing a settlement agreement, it is important to understand what it actually covers. This can include your redundancy payment, notice pay, holiday pay, tax wording, confidentiality and any restrictions after you leave.

Most people are not expected to work all of that out on their own. In fact, if you are being asked to sign a settlement agreement, you must receive independent legal advice before it can become legally binding.

First-time buyer in Liverpool, Widnes, Runcorn or nearby? This is worth knowing if family are helping with your deposit.

If a parent, grandparent or another family member is helping with your house deposit, your solicitor will need to know about it early.

This is called a gifted deposit. It is common, but it usually means extra checks are needed before your purchase can move forward.

Your solicitor may need:

• A signed gifted deposit letter
• ID and proof of address for the person giving the money
• Bank statements showing where the money came from
• Confirmation that the gift does not need to be repaid

It can feel a bit awkward asking family for bank statements, but it is a normal part of the process.

Sunny weather can mean days out, family visits and last minute plans.

For separated parents, it can also lead to tension if child arrangements are not clear.

A few simple steps can help avoid confusion:

• Agree times in writing
• Be clear about pick-up and drop-off
• Keep messages calm and child-focused
• Avoid last-minute changes where possible
• Do not ask children to pass messages between adults
