Leaseholds have been making regular headlines now for a few years. Would I recommend leasehold for investment properties? No. To me, having full control over your property is paramount. Leaseholds ultimately pose a risk to your investment property and could end up costing you. Whether a property is freehold or leasehold is one of my first questions and determines whether I will proceed to invest.

A common objection to investing in rental properties is high interest rates cutting into rental income. Interest rates will come down and stabilise. Rental on the other hand will always increase and will neutralise any rise, eventually eclipsing any negative impact interest rate rises have

In order to achieve the best property investments in Liverpool, you need to zoom in. What areas within Liverpool offer the best returns? Like all cities, Liverpool has good and bad area. Knowing which is which is pivotal for long term successful investments.

TIP: It’s not all about numbers- Googlemaps street view can give a reasonable indication about where to invest and where to avoid!!

Things most don’t consider when purchasing an investment property
Standard v Non standard build
Standard builds are your typical houses, whereas non standard may be an odd shape or made out of, for instance, glass. When investing in property, standard builds are the safest option. Non standards may be quirky but will only appeal to small number of tenants, present structural problems long term or even mortgage issues. Make sure your investment property is as uniform and boring as possible to avoid problems!

Gotta love property gurus- "make £10k a month!!" They never tell you this is a GROSS figure nor do they give realistic time frames. Any time I talk about figures and property its NET income and time frames are never promised as they are subjective. Always do your research and never take what someone says at face value- especially if they are trying to sell to you

How do you grow your portfolio once you run out of money? At some point in your property journey you will want to keep growing but you have no money left- Other people’s money is a way to keep the momentum. Joint venturing with another investor who maybe does not have the time but has the money available can benefit you both, your time with their money is a great way keep your portfolio expanding

If you want to work out how much to pay for a property check what has sold in the area first. Rightmove provides this info for free and will give you a good idea of the price ceiling.

Having a back up plan with your property investment is essential. If you can’t rent it could you sell it for profit? Could you use the property as a HMO or serviced accommodation? This is why researching your investment area is so important. It safeguards your investments and provides long term benefits.

When working out what you are willing to pay for a property, start with the end value and work your way back. Don’t only factor in the cost of the refurb but the time it takes to get to the end product, the holding costs that will apply whilst works are ongoing and the house remains empty.

Buy in your name or in a company? Ultimately, depends on which you prefer. Since section 24, I prefer in a company as that way the mortgage is still tax deductible. But always speak to a financial advisor/ accountant to work out the best way for you!
