A rented property may belong to the landlord, but while it is occupied it is also the tenant’s home.

Landlords may need reasonable access to inspect the condition of the property or carry out necessary repairs. In most circumstances, at least 24 hours’ notice should be given and the proposed visit should take place at a reasonable time.

But what happens if access is refused?

Landlords should not simply force entry. Clear written communication, reasonable alternative appointments and proper records of all access requests can be important, particularly where repairs or safety obligations need to be addressed.

Where access continues to be denied, obtaining legal advice can help landlords understand the appropriate next steps while respecting the tenant’s rights.
