Sunday afternoon done right 🍺🎱

Guinness Zero in hand (all the taste, none of the Monday regret) and some snooker for the first time in years. I think the last time I played was against Darren Willoughby 😉😜😜

Let’s just say…muscle memory is a wonderful thing when it turns up. Less wonderful when it doesn’t. A few decent pots, a few shots that confidently went absolutely nowhere, and lots of accidental white ball pots, but plenty of laughs in between.

A good reminder that switching off matters. Stepping away from emails, deadlines and court timetables every now and then isn’t time wasted — it’s a reset.

I have 5 hearings this week and fingers crossed they all go in the favour of my clients. But for now I'm chilled and mellow.

Now…if anyone has tips for avoiding the dreaded miscues, I’m all ears.

✨ Welcome to 2026! ✨

New year, new chapter…same solicitor who doesn’t mess about 😏

2025 brought some awesome wins, great lessons, and big coffees!!

If there’s a couple of thing I’m taking into 2026, it’s this:

Your rights don’t take a day off — and neither do I.
(I'm lying, sometimes on weekends I may be off and relaxing...unless it’s urgent 😉)

You don't need problems.
You need solutions.
You need a solicitor who gets it.

So here’s to a year of:

⚖️ Holding landlords accountable
⚖️ Backing tenants who’ve been wronged
⚖️ Chasing debtors like my reputation depends on it
⚖️ Reviewing contracts to find the loopholes you need advice on.

Stay one step ahead.

Tip of the day:
Before you take any action on rent arrears, disrepair complaints, or issuing a notice, check your tenancy documents and compliance trail.
Gas safety, EPC, How to Rent guide, deposit protection – if one is missing, your entire strategy can fall apart faster than a Section 21 after May 2025.

A 60-second check today can save six months of headache tomorrow.

If you’re unsure, ask.
If your tenant is “very sure” because they watched a TikTok… definitely ask.

🎄 Syston Christmas Tree Festival – Proud to Be Involved 🎄

This weekend I had the pleasure of taking part in the St Peter & St Paul’s Church Christmas Tree Festival in Syston — a brilliant community event supporting local initiatives, charities, and of course, spreading a serious amount of Christmas cheer.

AJ Legal even had its own tree on display… complete with a judge’s wig, a gavel, and enough branded baubles to make Santa consider rebranding his workshop. If nothing else, no one will forget which solicitor turned up this year.

I do love events like this, especially in Syston, where I was previously a town councillor. My idea of giving to my area is:

✔ supporting the community
✔ contributing to local charity efforts
✔ meeting the fantastic people and families of Syston
✔ and getting firmly into the Christmas spirit (with only minimal temptation from the mulled wine stall)

Huge credit to everyone involved in organising such a warm and welcoming festival. It’s a reminder that community matters — and that even in the busiest months of the year, there’s always room to pause, give back, and enjoy moments like these.

Their bravery secured the freedoms we enjoy, their unity showed the strength of humanity, and their legacy continues to inspire us all.

🚨 Landlords and Letting Agents — the clock is ticking on Section 21!

The Renters’ Rights Bill has now received Royal Assent and is almost fully fledged actual law — and with it, the end of “no-fault” evictions as we know them.

But here’s the catch 👇
Even when the Bill becomes law, Section 21 won’t vanish overnight. It will only be abolished when a “commencement order” is made — expected (by most commentators) around April 2026.

That means landlords and lettings agents still have a small window to:

✅ Review existing tenancies
✅ Serve valid Section 21 notices (before it’s too late)
✅ Get ahead of the procedural reforms that will shake up the possession process

💥 Once the “commencement order” hits, no more Section 21 notices for private landlords. Ever.

If you’re sitting on problem tenancies or planning to recover possession — now’s the time to act.

📞 Get professional advice early, avoid the chaos later.
Because when the last Section 21 notice is served, you’ll want to make sure it wasn’t supposed to be yours.

🌌 “The Trust Awakens” – when family loans go to the dark side

You lent your brother/sister some money. No contract (obvs, as it's your sibling). No witnesses. Just trust.

Fast forward six months and… he’s ghosting you like you’re a stormtrooper who missed every shot. 💸

You’re thinking: “But we’re family – he’ll pay me back!”
Meanwhile, he’s thinking: “No agreement, no problem.”

Here’s the truth (and it’s colder than Darth Vader):
Even without a written agreement, a loan between family members can still be enforceable — if there’s evidence it was a loan, not a gift.

✅ Bank transfers
✅ Texts or WhatsApps mentioning repayment
✅ Witnesses or voice notes
✅ Even your “I’ll pay you next week, bro” messages — all count.

But when money and family collide, the Force often gets messy. 💥

As Obi-Wan might say:

“Trust is powerful, but documentary evidence is stronger.”

I mean he might have said that, or I was almost having a snooze.

So if your Luke turned out to be a bit more Vader, don’t despair.
There is a path back from the dark side…it’s called legal advice.

🎱 They say a bad workman blames his tools… but what if he hasn’t got any?

That was what Asit Jansari of AJ Legal faced at the BRI Business Recovery & Insolvency Pool Competition — no cue, already 1–0 down in a first-to-two final, and wondering if I should’ve just stuck to the networking! 😅

Somehow battled back and took the win — proof that sometimes it’s not about the kit, it’s about keeping your cool under pressure (and maybe having a lucky bounce or two).

Huge credit to Leonard Sharples from Barclays for a top-quality final — great player and even better sport.
And massive thanks to BRi for putting on such a fantastic event — great atmosphere, great people, and plenty of laughs along the way.

So… what do we call this one — grit, luck, or pure legal precision? 😎⚖️
