Hungerford Town Council is entering the Royal Horticultural Society's Britain in Bloom competition, and we think it's one of the most exciting community projects our town has seen in years.

From the beautiful planted tubs going in at Croft and the top of town, to the incredible bug hotel being built by Hungerford Men's Shed near Barr's Yard, this is a project that will make Hungerford a more welcoming, more vibrant, and more beautiful place for everyone who lives here, works here, and visits.

As a firm that has been part of this community for many years, supporting initiatives like this is something we feel strongly about. A thriving town is good for everyone.

If you are planning to sell your home this year, there is a small but important change to be aware of in the conveyancing process.

Since 30 March 2026, a new version of the TA6 Property Information Form became mandatory for law firms accredited under the Law Society’s Conveyancing Quality Scheme (CQS).

While most sellers will still recognise the form, some of the questions and the structure have been updated.

Important date for landlords: 1 May 2026

The Renters' Rights Act comes into force on 1 May 2026, bringing significant changes to how private rental tenancies operate.

Key changes:

Section 21 "no-fault" evictions will no longer be available after 30 April
1. All new tenancies must be in writing with prescribed terms
2. Existing tenancies require an information sheet to be provided by 31 May
3. Rent increases limited to once per year using the statutory Section 13 process
4. Tenants can challenge excessive rent increases at tribunal
5. New grounds for possession (with strengthened protections for landlords where there is genuine breach)

From 6th April 2026, if you're self-employed or declare rental income, Making Tax Digital becomes mandatory for those with income over £50,000.

This means quarterly tax reporting instead of annual.

Landlords operating as limited companies should also note that dividend tax rates will increase by 2% from April 2026.

These changes require careful preparation. Tenancy agreements need updating, records need to be meticulous, and your approach to tenant relations may need to shift.
