Landlords and investors in the North East.
Be careful when renting to corporates or individuals wanting to pay 6 or 12 months rent in advance.
This month we have taken over half a dozen properties where this happened to the owner prior to us taking over. The properties were used as cannabis farms and are now destroyed.
If something sounds too good to be true it normally is be careful!!!!!
Its much more important to do your due diligence as you always do and carry out full background checks on your prospective tenants.

Knowing your local rental market and what other landlords are charging in your area is very very important if you yourself want to be a successful landlord.
Last week we took over a small portfolio of properties where the current letting agent was asking nearly £1200 up front to move into a property. Straight away we knew this agent was not from the town, we were correct.
One property had been vacant for six months and the other two for 3/4 months.
Before setting rents and asking for deposits you need to know what your competition are asking, and what your target tenant is expecting to pay.
If you don’t carry out this step you could end up with very long void periods and then potentially other void property related issues, break ins, damp, etc.
What profile of tenant currently lives in that street/area, and what income do they have, how do they get there income? how often do they get there income? You need to know!!
Good tenants who are in receipt of Housing Benefit / Universal are on a fixed income and in many cases just cannot get hold of £1200 to move into a house..
We have excellent paying HB and UC tenants but in some cases they are just unable to get all of the moving in fees straight away.
We look at each family on an individual basis and then try to find them properties they can afford.
On some streets in the North East a huge percentage of the properties can be owned by one/two/three different landlords or indeed managed by one or two agencies. (find out what funds they require to move in!)
Avoid long void periods and find out what the market is doing on YOUR STREET! not your town or county.
