From this week, the way release points are calculated for standard determinate sentences changes under the Sentencing Act 2026.

The coverage has been broad and a lot of it has been confusing. It is not a general amnesty. Sentence lengths themselves are unchanged. For anyone already in custody the change arrives in stages, phased by sentence length across a series of dates running into 2027, rather than all at once.

If you are facing a charge, waiting for a sentencing hearing, or trying to work out what any of this means for a family member, our criminal defence team can explain where things actually stand.

Our international property team acts for overseas buyers and British expats buying, selling and leasing property here. Documents can be handled by email, advice and signing can be dealt with by video call, and your signature can be witnessed remotely once you have had the chance to ask everything you need to.

We work around your time zone rather than ours. If you need an interpreter, we will arrange one at no additional cost.

We are also independent of property developers and their solicitors, which matters when a developer suggests who should act for you. Our job is to protect your interests, and to tell you plainly where there is something to be careful about.

On 2 September the Sentencing Act 2026 changes when people serving standard determinate sentences become eligible for release. What is less widely understood is that for anyone already in custody, the change does not arrive on a single date. It is phased in by sentence length, month by month, into 2027.

Hannah Gilchrist is a Licensed Conveyancer in our Newark office and has been an invaluable part of the Bird and Co conveyancing team since 2014. Her work covers residential sales and purchases, freehold and leasehold, alongside transfers of equity and remortgages.

A good part of her caseload is new build purchases, including shared ownership. New builds run to the developer's timetable rather than yours, with reservation deadlines and notice to complete periods that leave little room for delay.

Close to 3.8 million people aged 20 to 34 now live with their parents. That is the highest number since this data series began in 1996, and at 29% it is the highest share on record too.

Our research team analysed three decades of official data to understand what has shifted, then set the cost of a deposit against the cost of renting in every local authority in England and Wales.

Across most of the country, a 10% deposit works out at roughly two years of rent. In some areas it stretches a good deal further than that.

Could a stamp duty break for older movers free up 870,000 homes?

That's the suggestion in a new report from the Radix Big Tent Housing Commission, which recommends extending a relief similar to the one first-time buyers already receive to people moving home in later life.

The report also makes a point worth remembering: rightsizing isn't the same as downsizing. Four in five older people already live in homes with three or fewer bedrooms. What usually makes a home hard to manage is layout, maintenance and accessibility, not the number of bedrooms.
