Are you thinking of selling?

Here is another case study which shows exactly why marketing matters when it comes to selling property.

When a property is not selling, I always look at four key areas: price, promotion, presentation and positioning.

Because presentation is everything.

Putting a property on the market, expecting strong interest and the best possible price, but not investing in good photography, floorplans, video tours or strong written marketing, is a little bit like turning up for a date without having a wash or putting on a clean T-shirt. People laugh when I say this, but it is true.

This property was a perfect example of that.

The clients had already been on the market for four months with another agent without a single viewing. Partner agent at asked if I can help. When I first looked at the property online, my initial thought was that the photographs were making the property look dark, cramped and as though it needed a lot more work than it actually did.

However, when I arrived at the property, I was genuinely pleasantly surprised. It was lovely, spacious, well laid out and ready to move into. It felt bright, welcoming and far more attractive in reality than anything the marketing was showing online.

We discussed strategy in detail, including marketing, positioning and pricing. I actually felt the pricing was already within a realistic range for the current market, so rather than chasing reductions, my recommendation was to relaunch the property properly with completely fresh marketing, new photography, video content and stronger presentation.

We relaunched the property, contacted our hot buyers list and wider database, pushed the property across social media and within three days we had two enquiries, one viewing and an offer agreed.

That is the difference presentation and marketing can make.

Most investors and sellers I speak to either avoid auctions completely or assume that is where all the deals are. Both positions are flawed. Auctions are just one strategy. They are not risky by default, they are often simply misunderstood.

If you know how to assess the property, understand the legal pack, and go in with a clear strategy, they can be one of the most effective ways to buy well, often below market value and with less competition than the open market.

They can also be an excellent way to sell, whether you are a property trader or a residential seller. Used badly, however, they can become expensive very quickly. That is exactly why we are focusing on auctions at the next Banbury Property & Poppadoms on 21 May.

What a brilliant day at Regional Executives Day.

So much value packed into one day; from LinkedIn and AI insights (Claude coding was a fascinating topic for me 👀), to important conversations around CPD and raising standards in our industry.

Really great to hear the presidential update from and , and to hear update from and including a moment I didn’t expect - being handed a cheque showing the final total raised from my Aconcagua expedition: £25,854.19. Still taking that in.

Great lunch hour podcast with Chris for .consultancy podcast.
We talked about what makes an estate agent a good agent , networking, mental health, resilience, how to spot burnout and we touched up on that hill I climbed in Argentina that nobody can pronounce. Chris came up with a name I haven’t heard yet so it will definitely go on the list of mispronounces 😊.

Spring is definitely in the air and with it comes that time of the year when properties start looking their best again.

One small thing that makes a surprisingly big difference to curb appeal? Clean windows.

It sounds simple, but when windows are properly cleaned the whole house suddenly looks brighter, better cared for and photographs much better for marketing too. Buyers notice these little things before they even walk through the door.

My Mum used to be stickler when it came to cleaning and windows and I’m too! So taking my own advice, and whilst I’m not running around with cloth and step ladder as I was trained to do as a child, we’ve got the window cleaners coming to as well. If we are telling clients to get their properties ready for spring, we should probably make sure our own place is looking the part too.

Sometimes the smallest jobs make the biggest difference.
