📢 The Renters’ Rights Act is now in force – 1 May 2026
From today (1 May), private landlords must operate under a new legal framework that significantly changes how rental properties are managed.
Key changes include:
• Abolition of Section 21 ‘no‑fault’ evictions
• Fixed‑term tenancies replaced by rolling tenancies
• Rent increases limited to once per year
• Restrictions on rent bidding and advance payments
• Stronger requirements around repairs, damp and mould
Non‑compliance can lead to delays, penalties and difficulty regaining possession.
