July House Price Report 🏡📊

The latest ESPC July House Price Report is out, highlighting the latest trends across Edinburgh, the Lothians, Fife and the Borders.

🏠 Average selling price: £296,298 – up 2.7% year-on-year
📈 Average achieved: 102.2% of Home Report valuation
⏱️ Median selling time: 21 days
📉 New listings: down 6.1%
📉 Sales volumes: down 7.0%

📍 Edinburgh

The average selling price in Edinburgh was £310,332, up 0.3% year-on-year, with properties taking a median of 20 days to sell.

📍 West Lothian

West Lothian was one of the strongest-performing areas, with the average selling price rising 9.5% year-on-year to £316,158.

Properties also sold 10 days faster than the same period last year, with a median selling time of 31 days.

Livingston saw its average selling price rise 16.7% to £303,368, while East Calder increased 3.1% to £378,941.

The latest figures highlight continued demand across the local property market, despite a slight reduction in overall sales activity.

📢 Scottish Government Consultation – Council Tax on High-Value Properties

We wanted to make our clients aware of an important Scottish Government consultation regarding proposals to introduce two new Council Tax bands for high-value residential properties in Scotland.

The Scottish Government expects the proposals to affect fewer than 1% of residential properties in Scotland.

The proposed new bands would apply from 1 April 2028:

🔹 Band I – properties valued between £1 million and £2 million
🔹 Band J – properties valued at over £2 million

The consultation is seeking views on the proposals, including the Council Tax rates that should apply to the new bands.

📅 The consultation closes on 24 August 2026.

With the deadline approaching, we wanted to highlight this consultation to our clients as an opportunity to learn more about the proposals and, if you wish to do so, make your views known directly to the Scottish Government.

📊 ESPC Q2 Property Market Update

The latest ESPC Property Market Intelligence Report shows a resilient property market across Edinburgh, the Lothians, Fife and the Scottish Borders during Q2 2026.

🏡 Average selling price: £291,815 — up 2.1% year-on-year
⏱️ Median selling time: 21 days
📈 Average achieved: 102.1% of Home Report valuation
📍 East Lothian: the strongest regional performer, with prices up 12.3% year-on-year

While buyers were more cautious earlier in the quarter amid economic uncertainty, activity strengthened in June as mortgage rates improved and confidence began to return.
The market remains positive, with well-presented, realistically priced properties continuing to attract strong buyer interest.
