Farmhouses, cottages, listed homes- all full of character, but they need a slightly different approach when it comes to inventories. 🏡
With older properties, it’s not just about how they look- it’s about understanding how they behave over time.
Things we’re paying close attention to:
• Single-glazed windows (more prone to cracks and draughts)
• Ventilation and signs of condensation or damp
• Fireplaces and whether they’ve been properly maintained (working fireplaces legally require carbon monoxide alarms and should have their chimneys swept at least once yearly to prevent fires)
• Uneven flooring and natural movement
• Age and condition of boilers and systems
• External issues like guttering that can lead to internal damage
A lot of these aren’t obvious at first glance, but they’re exactly the kinds of details that can cause confusion or disputes later on if they’re not properly recorded.
Avoiding disputes isn’t just about protecting deposits- it saves time, stress, and often strained relationships between landlords and tenants.
Clear, detailed reporting helps set expectations from the beginning and keeps things straightforward at the end.
